Here is the list of Planning Commission dates that I mentioned during
our phone call today. Under the extension granted during the Oct 6th PC
meeting your item would need to appear on the Nov 17th PC meeting.
To facilitate that timeline, we would need to have a preliminary meeting
with you and your architect and receive final plans by October 30, 2020.
If you do not believe this is possible, you can send me an email saying
that you agree to waive the 90 -day review deadline agreed to on
October 6 and would like for your item to appear on a stipulated
Planning Commission date and be subject to that meeting's review
deadline.

City Review Procedure:
• Subdivisions. Planned unit Developments, Site Plan Reviews, Conditional and Interim Uaes. Weekend Aserabons, Rezonings,
Comprehensive Plan Amendments and Code Amendments require a Public hearing before the Planning Commission. City
ordinances require all property within 500 feet of the subject site to be notified of Me application in writing. Any interested party is
invited to attend the meeting.
• Staff prepares a report on the subject application that includes all pertinent information and a recommentlation. These reports are
available by request At the Planning Commission meeting, staff will give a verbal overview of the report and a recommendation.
The item will be opened for the public to speak about the proposal as a pan of the hearing process. The Commission will dose the
public hearing and discuss the item and make a recommendation to the City Council. The City Council may reverse, affirm or modify
wholly or partly the Planning Commission's recommendation. Rezpnings, land use and code amendments take a simple majority
vote of the City Council except rezonings and land use amendments from residential to commercial/nduserial.

• Subdivisions, Planned Unit Developments, Site Plan Reviews, Conditional and Interim Uses, Wetland Alterations, Razonings,
Comprehensive Plan Amendments and Code Amendments require a public hearing before the Planning Commission. City

To whom it may concern:
My family and I are proposing to build a new home on the undeveloped lot 12, Block 1 of Lake
Harrison 2nd Addition subdivision. We fell in love with this spot 7 years ago and decided to make
it our own. We have been working with the city and architects for over 3 years as we try to create
a small, private home that treads lightly in the currently wooded property.
There exist multiple practical difficulties on this property. The slope is consistently steep providing
almost no place without bluff setback on which to build a home, none of which is adequate for a
home of current size. In addition, the developer obtained a very small area as a "buildable area".
Following the definition of bluff, this area is in fact, not conforming either, making this entire
property unbuildable. These conditions existed prior to us buying it.
In addition to the above practical difficulty, the area designated to build a home is nearest the
public walking path with little to no privacy. That area is quite open without trees or privacy due
to the construction of high tension power lines above. The home location would have had no
private area adjacent in which to have a yard for our children to play.
My family wishes to move to this property to enjoy the natural environment it has with beautiful,
elevated views of Harrison Lake surrounded by trees which we love so much. We have seen many
animals run around through there as well as a couple of game trails they follow frequently. We
intend to make it our forever home that hides amongst those many mature trees.
