PARKS This property is located within the neighborhood park service area for North Lotus Lake Park. Future residents of Fox Hill will have convenient access to the park from Fox Hollow Drive. North Lotus Lake Park is 19.8 acres in size and features a playground, picnic shelter, trails, hockey rink, skating rink, seasonal shelter, tennislbasketball court, and a ballfield. Ample off-street parking is available at the park. Many amenities at the park have been updated within the past few years. No additional parkland acquisition is being recommended as a condition of this subdivision. TRAILS The subject site has direct access to the Highway 101 North pedestrian trail. Upon development, all three homes will abut Highway 10 1 and the pedestrian trail located on the west side ofthehighway.No additional trail construction is being recommended as a condition of this subdivision. RECOMMENDATION It is recommended that full park fees in lieu of parkland dedication andlortrail construction be collected as a condition of approval for Fox HilL The park fees shall be collected in full at the rate in force upon final plat submission and approval.
