AN ORDINANCE AMENDING CHAPTER 20 OF THE
CHANHASSEN CITY CODE, THE CrrY'S ZONING ORDINANCE,
BY REZONING CERTAIN PROPERTY
THE CITY COUNCIL OF THE CITY OF CHANHASSEN ORDAINS:
Section 1. Chapter 20 of the Chanhassen City Code, the City's zoning ordinance,
is hereby amended by rezoning 68.76 acres of property zoned A2, Agricultural Estates, to PUD,
Planned Unit Development and R4, Residential Mixed Use contained within the plat of
Vasserman Ridge.
Section 2. The rezoning of this property is subject to all conditions of City Council
approval.
Section 3. The zoning map of the City of Chanhassen shall not be republished to show the
aforesaid zoning, but the Clerk shall appropriately mark the zoning map on file in the Clerk's Office
for the purpose of indicating the rezoning hereinabove provided for in this ordinance, and all of the
notations, references, and other information shown thereon are hereby incorporated by reference
and made a part of this ordinance.
Section 4. This ordinance shall be effective immediately upon its passage and publication.

HI, how was your vacation. I hope it was very nice for you and your family.
I have given this monument sign a lot of thought. I got the 24 sq It sign approved through Shell. I would like a
bigger sign because it will help advertise my business. However, I do not want to turn this into a big issue. I sent
a check for $100.00 for a planning commission meeting and would proceed with it only on the terms that; I want a
bigger sign for the reasons already stated. If you feel that a meeting is a waste of time, I will direct my efforts
toward other issues. Pam and I have decieded to go with the lettering on our store, in lieu of the Pamedco sign.

Dear Sharmeen,
The sign requirements that the city of Chanhassen has imposed on my business for a
monument sign, of 24 square feet cannot be met. The smallest monument sign that Shell
provides and will allow is a 5'-4" x 8'-0" sign, totaling 43 square feet.
Enclosed are pictures of all of all my competitor's logo and pricing signs along Hwy 5.
Please note that all of their signs far exceed the 24 square foot requirement.
Kwik Trip my closest competitor has two monument signs, one on Hwy 5 and the other
that sits on Galpin Blvd. The one that sits on Hwy 5 has a
15-foot brick pylon and the actual dimensions of their sign are
6'-4" high x 10'-0" long, totaling 64 square feet. Both of their signs far exceed the
requirements imposed on my site.
Shell and Pamedco have given up almost all forms of Shell identification for this site. It
is a must for my business to display the Shell logo, along with the advertised pricing for
my gasoline.
The gasoline business is very tough and very competitive. Your approval of Shells
smallest sign for my location would help a small independent like me to compete against
a major oil outlet, like Kwik Trip. Your consideration would be appreciated.

Enclosed with this letter is a completed development review application. My request for
a review has to do with the approved monument sign requirements for lot two, block one
at Arboretum shopping center. The monument sign, sized at 24 square feet is a size that
is unavailable to buy from Zimmerman Sign Company. They are the only approved Shell
sign manufacturer to choose from. A special order monument sign will need to be
designed and built to accommodate the approved requirements. It will also need to be
approved by Shell as a non conforming sign.
My challengers are; having a sign large enough to promote my Shell brand and gas
pricing, one that Shell will accept, a sign that is affordable and one sized to compete with
my competitors. So in the spirit of the Planning department's conditions of approval, I am
proposing a compromise, one that would not change the total sign area that was
approved.
On lot one a 10 foot high sign with a maximum area of 48 square feet has been approved.
This sign will have six equal areas' that are one foot high, by eight feet long for
advertising. What I would like to propose is that Pamedco give up their spot on this sign,
reducing it by eight square feet. The 10 foot sign would now have a new total of 40
square feet. The eight square feet could then be added to the monument sign on lot two,
increasing its total to 32 square feet. This would help with the challenges Pamedco is
now facing. Your consideration in this matter would be appreciated.

Dear Sharmeen,
I am in a difficult situation coming in late to the game. Certain decisions have already
been made in regards to the Shell imaging plans for my site. Decisions, that were already
made prior to my acquiring the property. Shell has certain requirements that they want
from me, as does the city of Chanhassen.
Shell has a financial investment in my site in signage, rebate programs and advertising. It
is important to them, as well as me, that people know who we are. I do not understand
what the city of Chanhassen has against Shell's yellow and red colors. They are the same
colors as McDonalds, Burger Kings and many others businesses that are operating in
Chanhassen.
However, I do understand now that the yellow Shell band and the Shell canopy logo signs
were not approved by the city of Chanhassen. The Shell representative for this area is
requesting from me a decisive letter from the city of Chanhassen stating this.
They are also requiring me to at least have a red vinyl band on the canopy fascia so that it
will remotely look like their RVI image. I would appreciate the city of Chanhassen
working with me on this request. All the other c-store/gas station in Chanhassen
"(My competition)" has graphics on their canopy fascias.
Enclosed are pictures depicting those outlets and their canopy fascias. I have also
enclosed a print showing what my canopy will look like with the red band. You can
either mail or e-mail the letter I have requested.
In closing I want to thank you for all your help. This project is a dream that I have had for
many years.
