The tree canopy shall be shown on the grading plans clearly showing what trees will be impacted/removed as well as what trees will remain after the grading. Some of the existing trees on the property are not shown on the survey. Complete 2. Prepare erosion control plan including type of inlet protection to be used at the inlet structure of the 48 CBMH and specify cover type once final grading is completed. If the plan is for cropland, the landowner should place a temporary crop of oats, etc. to be used as a cover until next year's crop and note that six inches of topsoil should be placed over the fill. 3. Survey must be updated to reflect existing contours and existing trees. Additional survey data is required to be shown on the plan. The survey should include the existing contours of both properties (your property and the property to the south) along with 100' beyond the property lines. This should be presented in two exhibits. One exhibit should show the existing conditions and the other exhibit should show what is proposed. The existing conditions survey should be labeled Survey of the Existing Conditions and the proposed grading plan should be labeled Grading Plan. 4. Proposed contours must tie into the existing contours. An easement is required from the appropriate property owner for any off-site grading. Since fill is being place on the adjacent property, the owner of the adjacent property must be a co-applicant to the permit and sign the application. Complete. Klingelhutz/Gateway Development, LLC July 10,2007 Page 2 5. Existing and proposed hydrologic calculations must be provided using a method acceptable to the City. A permit will be needed from the Minnesota Department of Transportation for drainage to the right-of-way. 6. Detailed haul routes will need to be provided to the City. 7. Ground (i.e. non-paved) surface grades shall not be less than 2%. 8. The certification of the plan should be changed to read as follows "I hereby certify that this survey was prepared by me or under my direct supervision and that I am a Professional Surveyor under the Laws of the State of Minnesota." Also, provide 3 copies with original, signatures. 9. The application submittal needs to address the comments of the letter dated June 14,2007 from the Minnesota Department of Transportation. A copy of the letter is provided. Therefore, your application is incomplete and we will not be able to review it until these items have been submitted. This also means that the 60-day deadline to process an application will not begin until we have received all the necessary information. Our next submittal deadline is July 20, 2007 for the Planning Commission meeting on August 21, 2007. I would also like you to be aware that an escrow will be collected prior to approval.
