In the original report provided by Roers, total required parking for 2 Bed & Larger Units was calculated at a rate of 1.5 stalls per unit, as seen in the table above. The table below
shows the 2 parking stalls required per unit, as stated in City Code.

As opposed to the original numbers of 141 stalls for the West building, and 82.5 stalls for the East building to account for the 2+ bedroom units, this development would require 188
parking stalls for West building and 110 parking stalls for the East building.
The number of enclosed parking stalls was calculated correctly and remains the same.
Increases the total required parking stall deficit from 36.7 to 143.5. The required number of covered stalls is 95 stalls over the required amount.
When recalculating these stalls for the Venue apartments, it leads to 19.5 excess spots that could be used by the Roers development, as opposed to the previous 52.65.
Sec 20-1117 General Standards
c) Required parking and loading spaces shall be located on the same development site as the use served.
There is deeded access for parking in the following locations:
The SW Transit parking structure contains 103 spaces that can be used on nights and weekends, through deeded access.
The Kraus Anderson parking lot contains 25 spaces that can be used through deeded access.
Potential deeded access for 19 excess parking spaces in the Venue parking lot.
The distance from the SW parking ramp to the nearest point of entrance at the East building is roughly 380 feet, within requirements to be considered as off-site parking.
The failure to provide onsite parking would encourage parking on other private property in the surrounding KA parking lot and in the Venue lot.
30% shared parking reduction on 29 daytime retail stalls subtracts 8.75 stalls.
30% shared parking reduction on 89 night time retail stalls subtracts 26.7 stalls
This could alleviate the need for a variance if a study could be completed that proves constructing all parking spaces would be more than required in practice.
