Gentlemen:
The plan review for the above named building is complete to the extent possible.
The plans have been reviewed by the Building Inspection Division, Fire Marshal,
and Planning Department. Inspection Division review does not include plumbing
or mechanical review. Fire Marshal review does not include fire sprinkler review.
The plans were reviewed for conformance to the 2003 Minnesota State Building
Code which adopts the 2000 International Building Code by reference. Below are
comments and corrections related to the plan review.
Inspection Division
1) Submit a certificate of survey, signed by a. registered lahd surveyor.
2) Submit SAC letter from the Metropolitan Council, Wastewater Services
(contact Jodi Edwards, 651-602-1113).
3) Submit a completed special inspection and testing schedule; to include: the
work requiring special inspection, names of firms and individuals performing
the inspections and/or tests, and the required frequency of their occurrence.
2000 IBC 1704,1.
4) Submit designs for prifuary and secondary roof drainage systems, Designs to
comply with 2000 IBC 1503,4 (with MiriIlesota amendment) and the MiriIlesota
State Plumbing Code. NOTE: secondary system to be signed by mechanical or
structural engineer.
5) Submit 3 sets of the HV AC plans for review, one with the original signature of
the mechanical engineer.

6) Submit 3 sets of the plumbing plans, one with the original signature of the
mechanical engineer or master plumber.
7) Submit 3 sets of the electrical plans, one with the original signature of the
electrical engineer or contractor.
8) Submit fire sprinkler plans - signed by MN Fire Protection Engineer or NICET
level 4 designer.
9) Submit the lighting power budget requirement checklist for the interior and
exterior. MEC 7670.0800.
10) Submit Minnesota Energy Code exterior envelope energy calculations. MEC
7676.0600.
11) Submit, 2 sets, structural steel "shop" drawings, approved by the structural
engineer. Please note, a "certificate of compliance" (see 2000 IBC 1704.2.2)
will be required before a Certificate of Occupancy is issued.
12) A guard is required at roof-edge side of the roof access hatch (IFGC 306.5 and
IMC 306.5 with Minnesota amendment). Submit revised plan.
13) Roof openings, roof opening support and support for any roof-top equipment to
be by structural engineer. Submit designs as needed.
14) Sheet S6, Detail 7 (roof opening curb support) refers to details 5 and 7 on sheet
S5, however, details 5/S5 and 7/S5 contain information concerning "typical
stoop" and "typical baseplate" not mechanical roof openings. Review
referenced details and correct as necessary. Submit revised plans.
15) Sheet A2, Detail 2 and Sheet A4.1, Detail 5. Guards and handrails at the
stairway and landings must meet the requirements of2000 IBC 1003.2.12
(guards must be a min. 42" high with openings less than 4") and MSBC
1341.0434 (requirements for accessible stairways and handrails). Submit
revised detail( s).
16) Submit listed design for one-hour rated wall enclosing storage area under
stairway. Ref. 2000 IBC 1005.3 .2.2.
17) Regarding two-hour rated walls at the perimeter of the office space. Is the
intended design "Separated uses" (2000 IBC 302.3.3) or "Nonseparated uses"
(2000 IBC 302.3.2). Note: rated walls would not be required under the
"nonseparated uses" provision. Please clarify and submit revisions as needed.
18) Submit "Hardware Schedule", door hardware must comply with 2000 IBC
1003.3.1.8 (Note: Exception #2 is revoked throughout the city).
19) Provide a minimum of 18" clear space at the latch-side of all doors or as
required by MSBC 1341.0442. Acknowledgment required.
20) Twelve inch high address numbers required on east elevation of building
(location per fire marshal). Acknowledgement required.
21) See city approved site plan for fire lanes as required by fire marshal (areas
highlighted, see also item # 30). Acknowledgment required.
22) Please note: Revised plans, addendums, letters, or other instruments of
documentation will be required from the appropriate design professional for any
changes to the approved plan.

Fire Marshal's Office:
Fire Marshal, contact Mark Littfin, 952-227-1151.
Fire Protection Systems:
23) Submit sprinkler plans and application, and obtain a permit for the
installation of the fire sprinkler system. Chanhassen Fire Department Policy
#40- 1995.
24) A PIV is not required.
25) Complete and submit the enclosed form "NewlExisting
Construction/Remodel and plan Submittal Criteria for Commercial
Building". Fire Department Policy 52.2005.
26) Fire department connection to be near main entry (approx. grid E5). Submit
revised elevation.
27) Please refer to the City/ Fire Department Policy on the installation of the
water service for fire protection systems. Chanhassen Fire Department
Policy #34-1993, #36-1994.
28) Please refer to Sheets A2.l and A2.2 of the city approved plans for locations
of exit signs, emergency lights and fire extinguishers. All fire extinguishers
shall be a minimum of 4A60BC in size.
29) Please refer to the Fire Department Policy on the installation of fire
hydrants. The hydrant shown at approximately mid-point ofthe western
edge of the west parking lot (Sheet C3) must be moved east approximately
15 feet with the lot curb extended around it (i.e. placed in a small
peninsula). Contact Chanhassen Fire Marshal (Mark Littfin, 952-227-1151)
if clarification is required. Submit revised utility plan (Sheet C3).
30) Twelve inch address numbers are required on the front face ofthe building,
with six inch suite numbers on all exterior doors (service and over-head). A
monument address sign will be required at the driveway entrance off the
cul-de-sac. Fire Department Policy 29.1991 (copy enclosed).
31) Contact Fire Marshal regarding required "fire lanes" (curb to be painted
yellow with "No Parking Fire Lane" signs). Fire Department Policy 06.1991
(copy enclosed).
32) A UL 72 Certificate must be completed for the fire sprinkler and or fire
alarm monitoring prior to occupancy. Chanhassen Fire Department Policy
#01-1991,#40-1995.
33) Label pertinent, rooms/ doors with appropriate signage. See Fire
Department Policy "Door Signage" (copy enclosed).
34) The Chanhassen Fire Department requires that a "pre plan" be submitted
prior to the Certificate of Occupancy. Please refer to the policy for the
requirements. Chanhassen Fire Department Policy #07-1991.

35) Two fire department lock boxes are required, located at the mechanical
room access and the fire department connection. A master key for the
building must be submitted to the Fire Marshal to be placed in the lock
boxes. Call the Fire Marshal for exact specifications. 2000 Minnesota State
Fire Code, Section 506.1.

20) The site plan agreement must be executed and the security specified therein
submitted prior to building permit issuance.
21) Only one monument sign is permitted per lot. A separate sign permit
application shall be required for signage.
22) The sidewalk shall include pedestrian ramps at all curbs (add at northeast
corner of building).
23) A minimum six-foot high, opaque fence shall be included in the landscape
island around the storage area (northwest corner of site), unless a separate
building is proposed.
24) The plans shall be revised to increase the number of peninsulas in the
parking lot and delete sod shown in tree preservation area.
25) No sod shall be permitted within the tree preservation area or outside the
grading limits.
26) Revise the landscape plan to incorporate the correct quantities of trees.

27) The watermain connection at the SE corner must drilled and not trenched
through the trees.
28) Sheet A3, Elevations. Exterior Finish Schedule: The entrance elevations
shall have finish schedule 9.1 Prefinished Metal Coping - Tan to match
windows. The band at the parapet height shall be 9 Prefinished Metal
Coping - Red to match anchor block.
29) Provide areas for bicycle parking and storage.
30) Sheet AI, Code Data Box. Setbacks are West 30' building and 20' parking,
south, north and east interior lot lines 0', Street front 30' building and 10'
parking.

31) No building permit shall be issue to any of Chanhassen West Business Park
lots till the proposed storm water pond is constructed.
32) A professional civil engineer registered in the State of Minnesota must sign
all plans.
33) Installation of the private utilities for the site will require permits and
inspections through the City's Building Department.
34) Use the latest year 2006 City Detail plates, revise accordingly.
35) Permits from the appropriate regulatory agencies must be obtained,
including but not limited to the Watershed District, NPDES and Carver
County .
36) On the utility plan add a note that any connection to existing structure must
be core drilled.
37) On the grading plan revise the construction entrance to 75 feet minimum.
38) On Sheet Al revise the over all site plan to match Chanhassen West
Business Park Addition.
Please note, Engineering Department approval is required for permit
issuance.

Items #5-21 are approved as deferred submittals and must be submitted through the
architect or engineer of record in accordance with UBC 106.3.4.2. These items
must not be installed until submittal items have been reviewed and approved by the
city. All other items must be corrected or addressed as requested before the
associated permits will be issued.
Other issues may arise which will also require your attention. Changes made by
issuing revised plan sheets must have the revision clouded and the revision
date shown. Submit three copies of only those sheets being revised, one with
the original signature of the design professional. Changes to the plans by
addenda, bulletin or similar methods must also be submitted in the same fashion.
