Call to Order
Chairman Johnson called the meeting to order at 6:40 p.m.
Approval of Minutes
Geving moved, seconded by Watson to approve the minutes as pre-
sented. Motion unanimously approved.
Watson moved, seconded by Geving to amend the agenda to consider
Item No. 4 because the applicant for Item No. 3 has not yet
arrived. Motion unanimously approved.
Discussion of Variance Fees
Geving stated that some type of relief should be made for appli-
cants applying for variances in residential areas of the City.
Watson stated that she agreed but wanted the variance fees to
cover all costs. She suggested that staff monitor the cost of
upcoming cases until the first of the year. Dacy stated she
would do so.
Petition for Zoning Variance to the Accessory Building Setback
Requirement for Property Located at 3707 South Cedar Drive, David
Hemple, Applicant
Dacy presented a brief overview of the petition. The applicant
is requesting a variance to the accessory building setback
requirement which stipulates that no accessory buildings be
placed in the front setback. The applicant intends to remove the
existing old garage which lies within three feet of the front
property line and build a 24' x 36' garage ten feet from the
front line and ten feet from the side lot line. Dacy stated that
there was no other area in the lot to locate a garage. She
stated that several residences in the neighborhood have similar
situations with garages very close to the right-of-way along
South Cedar Drive. She stated that the applicant is meeting the
spirit and intent of the ordinance by maximizing the setback from
South Cedar Drive as much as possible while meeting the required
ten foot setback from the principle building.
Geving asked the applicant what would be stored in the garage.
The applicant replied approximately three vehicles would be
stored as well as other personal items. Geving asked the appli-
cant what would be done with the existing old garage. Hemple

replied that it would be torn down. Geving asked the applicant
if there were any neighborhood objections. Hemple stated no.
Johnson asked the applicant if there would be a loft in the pro-
posed garage. Hemple stated no, but that it would be used for
additional storage area. Johnson asked the applicant if the loft
would be used for living quarters. Hemple stated no. The appli-
cant also stated that with trussing the building would create too
much wasted space; he wanted additional area for storage. Geving
stated that the proposed garage meets the other setback require-
ments.
Watson moved, seconded by Geving to approve the variance request
No. 84-18 allowing the placement of a 24' x 36 foot garage to
within ten feet of the front lot line at 3707 South Cedar Drive.
All voted in favor and the motion carried.
Watson moved, seconded by Johnson to adjourn the meeting at 7:05
p.m.
