CALL TO ORDER
Chairman Johnson called the meeting to order at 6:30 p.m.
MEMBERS PRESENT
Willard Johnson, Dale Geving and Carol Watson.
STAFF PRESENT

SIDE YARD SETBACK REQUEST #85-2 VARIANCE, 6697 HORSESHOE CURVE,
KEITH OBERMEYER, APPLICANT
Jo Ann Olsen gave a brief overview of the case. She stated that
the applicant is requesting a 9.03 foot variance to the required
10 foot side yard setback for the construction of a 9.75' x 18.1'
addition onto the existing home. The existing home is non-
conforming in that it is 1.10' from the side yard lot line. The
new addition will bring the home .97' from the side yard lot
line, a .22' increase.
Geving asked how long the applicant has lived at 6697 Horseshoe
Curve. The Obermeyer stated two years.
Geving asked why the structure was so close to the lot line.
Obermeyer stated it was an existing structure, once a summer
cabin, before lot line setbacks were required.
Johnson and Watson both stated that they were not in favor of
this variance (too close to lot line), until they saw the parcel
and realized the applicant did not have much room to work with.
Geving noted that they would be renovating the structure
considerably.
Johnson asked how they get along with their neighbors.
Obermeyer stated very well.
The Board wanted the applicant to understand the variance went
with the land and that future neighbors might not be so
understanding.
Watson stated that the water cannot drain onto the neighbor's
property.
Geving restated that the Board is not in favor of granting a
variance this close to a lot line but that the addition was an
improvement of the property and after seeing it is now in favor.

Watson asked if it was possible to keep the setback to at least
one foot?
The Obermeyers stated that they are building on an existing foun-
dation.
Watson moved, seconded by Geving to close the public hearing.
All voted in favor and the motion carried.
Geving moved, seconded by Watson to approve Variance Request
#85-2 with the following conditions:
1. That the proposed addition must be the same as what is shown
on the building plans dated 3-15-85.
2. That a gutter be placed along the roof so that no water
drains onto the property to the north.
3. That the project start within one year from the date of
approval (April 1, 1985).
Ail voted in favor and the motion carried.
APPROVAL OF MINUTES
Watson moved, seconded by Geving to approve the March 18, 1985
minutes as presented. Motion unanimously approved.
Geving moved, seconded by Watson to adjourn the meeting at 7:15
p.m. Motion unanimously approved.
