1986 11 17BOARD OF ADJUSTMENTS AND APPEALS NOVEMBER 17, 1986 CALL TO ORDER Chairman Johnson called the meeting to order at 7:00 p.m. MEMBERS PRESENT Willard Johnson, Carol Watson and Dale Geving. STAFF PRESENT Todd Gerhardt, Planning Intern. FRONT YARD SETBACK VARIANCE REQUEST TO CONSTRUCT A GARAGE, GARY BASS: Public Present: Gary Bass, applicant Jodene R. Engle Gerhardt presented the background and the analysis of the case and stated that the Board of Adjustments and Appeals should grant the variance request due to the steep topography, irregular shape of the lot and the potential traffic hazard with the applicant's existing parking area. Watson stated that the applicant does not have any other alterna- tives but to locate the garage at the proposed site. However, she still felt that the garage is going to look large. Geving asked if Mr. Bass was the owner. Bass replied by saying he was co-owner of the house. Geving was also concerned with the runoff from the roof towards the existing home. Bass replied that due to the steep slopes of the lot and the directional pitch of the roof, the runoff should not affect his home. Motion by Geving, seconded by Watson to grant Variance Request #86-17 for a 15 foot front yard setback to the required 30 foot setback for the construction of a 24' x 24' garage. All voted in favor and the motion carried. APPROVAL OF MINUTES Motion by Geving, seconded by Watson, to approve the minutes of November 3, 1986 as presented.
