Re: Crossroads of Chanhassen - Gateway South
Dear Mr. Korsh:
This letter is toinform you that we are in receipt of your Crossroads of Chanhassen
development application, located at the northwest intersection of Highway 101 and
Lyman Boulevard.
After review of data submitted, two major issues presented themselves. The first
deals with the proposed horizontal alignment of the street. The horizontal
alignment of the public street must be designed for 30 mph. The proposed
alignment does not meet that criterion and must be redesigned. The second issue
pertains to the dead storage capacity of the pond. The capacity appears to be
insufficient and the. pond must be redesigned.
Other items that are still needed to begin the review process are:
· . MN Dot comments;
· Existingshots are needed at the northern intersection entrance to ensure
that the lanes on the eastside of Highway 101 line up with the
development's proposed entrance.
· Need the profile of the proposed street.
· Pond dead storage depth must be less than 10 feet deep.
· Attach soil map with descriptions to verify Type B soils.
· Discharge rates must be maintained for the 1,2, 10, and 100 year rain
events per city code.
· The existing drainage map should include all existing drainage boundaries.
· The dead storage provided for the pond appears insufficient.
· A CN of 48 appears to be too low for type b soils. Please check this
number.
· Provide a minimum of 20' easement for pond access.
· Public street storm sewer must be covered by a drainage and utility
easement to the pond.

· Show details of all pipe crossings.
· Show rim and inverts on all utilities.

We will not be able to review your application until these items have been
submitted. This also means that the 60-day deadline to process an application will
not begin until we have received all the necessary information to review the
application. The next submittal date is January 18,2008. If a complete
application is submitted to the City by that date, Crossroads of Chanhassen will
appear before the Planning Commission for a Public Hearing on February 19,
2008.
