Re: Walgreens and Retail Site -7 & 41 Crossing
Dear Mr. Heitzmann:
This letter is to inform you that we are in receipt of your Walgreens and Retail Site
development application, located at the southwest intersection of Highways 7 & 41.
Additional items are still needed to begin .the review process. They are as follows:
. Provide hydrologic calculations for the site.
. The eastern access to the parking in front of Walgreens has site line issues. Staff
recommends eliminating this access. A 1O-foot bump out would be required,
which would eliminate the southernmost stall on the east side. It appears compact
parking can be implemented in the area to make up for this stall.
. Show tractor-trailer turning movements for entry to and exit from the site.
. Provide exterior elevations of the proposed retail building along with site grading,
erosion control, any retaining walls along Highway 41, etc.
. Revise the southern elevation of the proposed Walgreen's building to show a
minimum of 50% transparency.
. Fees for processing a site plan for the retail building.
· Building materials board.
. The exit from the drive-thru still has weaving issues. The eastern drive aisle of
the parking lot does not provide good sight lines for southbound traffic-potential
conflict with southbound traffic from Highway 7. These designs are the same as
the January 9th version.
We will not be able to review your application until these items have been submitted.
This also means that the 60-day deadline to process an application will not begin until
we have received all the necessary information to review the application.
