Dear Ms. Al-Jaff:
Thank you for the opportunity to review the above-referenced site plan application. Before any
further development, please address the following comments:
Traffic:
The proposed development represents a change in use for this property. Therefore, access to
the property must be made compliant with Mn/DOT Access Management Guidelines. TH 7
is classified as a High-Priority Regional Corridor, and TH 41 is classified as a Minor Arterial.
Reasonably convenient and suitable access is available from TH 41 and should be taken from
that highway as it is a lower classification than TH 7. The existing right-off-only access from
TH 7 should be removed and the existing substandard length right turn lane to TH 41 should
be re-striped to a standard 300' turn lane with a 180' taper. Removing the access to TH 7
will alleviate driver confusion caused by signing for south TH 41 that is located just in
advance of the right-in-only turn lane. For questions regarding these comments, please

Permits:
Any work impacting MnDOT right of way requires a permit. Permit forms are available
from MnDOT's utility web site at www.dot.state.mn.us/tecsup/utilitv. Please include one full-
size plan set, and an 11 x 17 inch plan set for each permit application. Please direct any
questions regarding permit requirements to Buck Craig, MnDOT's Metro Permits Section, at
(651) 234-7911.

Mn/DOT document submittal guidelines require either:
1. One (1) electronic pdf. version of the plans (the electronic version of the plan needs to be
developed for 11" x 17" printable format with sufficient detail so that all features are
legible);
2. Seven (7) sets of full size plans.
If submitting the plans electronically, please use the pdf. format. Mn/DOT can accept the plans
via e-mail at metrodevreviews@dot.state.mn.us provided that each separate e-mail is less than 20
megabytes. Otherwise, the plans can be submitted on a compact disk.
