This letter is ta farmally natify yau that an Octaber 6, 2009, the Chanhassen
Planning Cammissian approved Planning Case09-15 far a 15.5-faat front yard
setback variance, a 6.5-faat east side yard setback variance, a 9- faat driveway
setback variance alang the west property line, a variance fram the twa-car garage
requirement far the canstructian .of a single-car garage, and a hard surface
caverage variance that will include the remaval .of the shed and a partian .of the
driveway, far the canstructian .of a single-family hame an a nan-canfarming lat .of
recard.
The variance issubjecttothe fallawing canditian:
1. Building Official Canditions:

d. If no trees are present in the rear yard, two overstory, deciduous trees are required to be
planted. If the existing ash tree is preserved, one overstory, deciduous tree will be
required to be planted. Trees must have a minimum diameter of 2 W' when planted.
3. Water Resource Coordinator Conditions:
a. The plans shall be revised to indicate the placement of silt fence or other approved
perimeter BMP as well as incorporate any applicable Chanhassen standard details for
erosion and sediment control. This should include, at a minimum, 393-5301 and 393-
5302B. All erosion and sediment control features shall be installed prior to any earth-
disturbing activities and shall remain in place until at least 75% of the property is
permanently stabilized.
b. The applicant shall apply for and obtain permits from the appropriate regulatory agencies
where applicable and comply with their conditions of approval.
4. The garage may not exceed 13' x 20'. The hard surface coverage variance shall exclude the
shed and a portion of the driveway for a maximum hard surface coverage of 37.3%.
The variance is valid for one year from the approval date. A building permit must be applied for
prior to October 6,2010 through the City's building department. If you have any questions,
