together with all hereditaments and appurtenances, and reserving unto Grantor, its successors and

Minnesota, lying southeasterly, southwesterly and southerly of a line described as follows:
Beginning at the most northerly corner of Lot 17, Block 3, said LIBERTY ON BLUFF CREEK
3 RD ADDITION; thence North 48 degrees 09 minutes 37 seconds East, assuming the most
northerly line of said lot 17 bears North 35 degrees 35 minutes 30 seconds East, a distance of
13.00 feet; thence South 41 degrees 50 minutes 23 seconds East, parallel with a northwesterly
