1988 09 26BOARD OF ADJUSTMENTS AND APPEALS MINUTES SEPTEMBER 26, 1988 MEMBERS PRESENT: Willard Johnson, Carol Watson and Dale Geving STAFF PRESENT: Jo Ann Olsen, Assistant City Planner LOT AREA VARIANCE FOR THE CONSTRUCTION OF A SINGLE FAMILY RESIDENCE~ MARIE HILYER, 6961 NEZ PERCE Olsen presented the staff report. Watson stated that it is a lot of record and therefore they must approve it but she does not want the applicant to request varian- ces to the setbacks in the future. Geving recommended that the house must front on Nez Perce and agreed that the house must meet all setbacks. Johnson stated that he would like the drainage directed to Nez Perce and keep it away from the lot to the east on Woodhill. Johnson moved, seconded by Watson to close the public hearing. All voted in favor and the motion carried. Watson moved, seconded by Geving to approve the lot area variance for a 6,578 square foot lot area variance to allow the construc- tion of a single family residence on an 8,422 square foot lot as shown on the site plan dated September 22, 1988, subject to the following conditions: There shall be no further variances requested for the construction of the single family residence. 2. The house will face Nez Perce Drive. Drainage of the lot will be directed towards Nez Perce and not to adjacent properties. Ail voted in favor and the motion carried. APPROVAL OF MINUTES Watson moved, seconded by Johnson to approve the August 22, 1988 minutes as written. All voted in favor and the motion carried. Geving moved, seconded by Watson, to adjourn the meeting at 7:10' p.m. All voted in favor and the motion carried.
