Amendment to Site Plan 2001-2 for a 28,821 square foot office
warehouse building to be located on Lot 8, Block 1, Chanhassen
Lakes Business Park 7th Addition

On March 12, 2~i, the City Council approved Site Plan 2001-2 for a 28,821 squ~e
foot office warehouse building, on prope~y zoned lOP, to be located on Lot 8,
Block 1, Chanhassen Lakes Business Park 7th Addition (no~heast comer of Lake
Drive West and Upland Circle), subject to conditions.
The applicant (Eden Trace) recently met with staff and expressed an interest in
changing the layout of the building and parking lot. Staff intends to process these
changes administratively. We have given the applicant permission to submit
revised plans but wanted to make the Planning Commission aware of these
changes. It is our opinion that these changes are minor.
The original plan showed a "U" shape designed building with four loading docks
located inside the "U" and completely screened from views. The applicant is
proposing to change the shape of the building to a rectangle to meet the needs of a
client. The loading docks have been increased to five, but will still be hidden
from views by the building itself. 'The architectural features on the building, as
well as the materials, will remain the same.

The original plan showed parking on three sides of the building (one row along the east, two
rows along the west, and one row along the south portion of the site). The proposed revision
limits parking to two sides only (one row of parking along the west and two rows along the
south).
The building and site layout is in compliance with all requirements of the zoning ordinance
(setbacks, parking, architectural design standards, landscaping, hard surface coverage, etc.).
