Staff is proposing an ordinance amendment governing residential Planned Unit Developments to reference the City Code. ANALYSIS Each of these sites has specific ordinances that govern it; however, there are instances when the PUD is silent on certain requirements such as home occupations, driveway design standards, etc. In such instances, the City Code must be referenced to govern these sites. Staff found a number of PUDs that do not reference the City Code. Chanhassen is a Community for Life - Providing for Today and Planning for Tomorrow Planning Commission Planned Unit Developments Residential June 21, 2011 Page 2 Also, a number of these residential PUD's are older developments and the city code has been amended to include additional zoning districts, such as the Residential Low and Medium Density, RLM. Staff is proposing to evaluate these ordinances to determine if there is a more fitting zoning district. In such instances, staff will present a proposal to rezone those properties. Staff will present PUD ordinance amendments beginning with more recent developments, as the amendment will be straightforward and reference the city code. The earlier developments are more complex and will require greater evaluation to determine the extent of the amendment and possible rezoning. Some of the older developments have uses listed that are out of date and will require updating, such as commercial uses within a residential district. RECOMMENDATION The amendments will appear before the Planning Commission in groups based on agenda availability.
