Findings of Fact and RecommendationCITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA FINDINGS OF FACT AND RECOMMENDATION I12k@R Application of the City of Chanhassen and Independent School District #276, for Site Plan Review for a 750,000- gallon, 170 -foot tall water tower in the Office Institutional District (OI). On June 21, 2011, the Chanhassen Planning Commission met at its regularly scheduled meeting to consider the application of the City of Chanhassen and Independent School District #276 for Site Plan review for a 750,000- gallon, 17 -foot tall water tower for property located at 6421 Hazeltine Boulevard. The Planning Commission conducted a public hearing on the site plan which was preceded by published and mailed notice. The Planning Commission heard testimony from all interested persons wishing to speak and now makes the following: FINDINGS OF FACT 1. The property is currently zoned Office Institutional District (OI). 2. The property is guided by the Land Use Plan fo'r Public /Semi - Public use. 3. The legal description of the property is: See att I ached Exhibit A 4. Site Plan Findings: a. The proposed development is consistent with the elements and objectives of the City's development guides, including the comprehensive plan, official road mapping, and other plans that may be adopted; Finding: The development of the site is consistent with the City's development guides and comprehensive plan. b. The proposed development is consistent with the site plan review requirements; Finding: The site is consistent with the site plan review requirements and complies with all zoning code requirements. c. The planning report, Planning Case #11-05 dat d June 21, 2011, prepared by Robert Generous, et al, is incorporated herein. 2 ' RECOMMENDATION The Planning Commission recommends that the Ci�y Council approve Planning Case #2011 -05 for Site Plan approval for a 750,000- gallon, 170-foot tall water tower on property located at 6421 Hazeltine Boulevard.
