REGULAR MEETING
APRIL 8, 1996
Chairman Johnson called the meeting to order at 7:05 p.m.
MEMBERS PRESENT: Willard Johnson, Mark Senn, and Carol Watson
STAFF PRESENT: John Rask, Planner I
A FIFTEEN (15) FOOT VARIANCE FOR THE SEVENTY-FIVE (75) FOOT LAKE
SETBACK REOUIREMENT, AND A TWENTY (25) FOOT VARIANCE FROM THE
BLUFF SETBACK REOUIREMENT FOR THE CONSTRUCTION OF A DECK,
RICHARD AND EUNICE PETERS, 7301 IAREDO DRIVE, LOT 12, BLOCK 1,
SUNRISE HILLS FIRST ADDITION.
John Rask presented the staff report on this item.
Carol Watson asked for further information concerning the variance granted on the Fox property
located at 7300 Laredo Drive.
Mr. Rask stated that the Board granted a variance to allow a screen porch and deck at 50 feet
from the lake. The deck replaced an existing board walk and encroached closer to the lake.
Willard Johnson asked if the applicant would like to comment.
Mr. Richard Peters stated that they are asking permission to place a deck over the area that is
currently used as a patio. The house was recently remodeled and a door added to access the
lakeside of the home. Mr. Peters further stated that he was not asking for anything beyond what
his neighbors currently have.
Mr. Johnson asked if any one in the audience would like to comment.
Mr. Smart G. Baird, 7303 Laredo Drive. stated that he was the next door neighbor and that he
had no objection to the deck as proposed and hoped that the board would grant the variance.
Mr. Senn stated that he had no problem with deck as proposed.
Carol Watson indicated that the Board opened the door for other variances by granting an
exception on the neighboring property and stated that the Board should approve this one.
Mr. Johnson stated that he had no problem with the deck.
Mr. Johnson asked if there was any additional discussion or comments.

Senn moved, Watson seconded that the Board of Adjustments and Appeals approve the 15
foot variance from Lotus Lake based on the findings outlined in the staff report and with
the following conditions:
1. An escrow fee of $50 shall be submitted for recording the variance against the title to
the property.
2. Appropriate erosion control measures shall be used during construction.
All voted in favor and the motion carried unanimously.
Mr. Johnson asked for a motion approving the Minutes for September 11, 1995 and October 23,
1995.
APPROVAL OF MINUTES Senn moved, Watson seconded to note the Minutes of the Board of
Adjustment minutes for March 25, 1996.
Watson moved, Senn seconded to close the public hearing. All voted in favor and the
motion carried. The public hearing was closed.
A motion was made to adjourn the meeting. The meeting was adjourned at 7:15 p.m.
