Below is a summary of items the Planning Commission reviewed in 2011. 1. Residential PUD Review. PUD ordinances govern each site; however, there are instances when the PUD is silent on certain requirements contained in the standard zoning district. In such instances, the City Code must be referenced to govern these sites. Staff found a number of PUDs that do not reference the City Code, as well as approval of standards through development plans or part of the development contract. Staff will be bringing the PUDs to Planning Commission for the adoption of the appropriate zoning correction in 2012. 3. Review Surface Water Management Regulations and Issues. Staff presented the changes in Watershed district regulations as well as a summary of City ordinances and requirements. In 2012, staff will present proposed ordinance amendments to update our surface water management requirements. 4. Other topics. It appears that there will be more site plans seeking review than we have had in the last few years. Review the Community Commercial (CC) and Regional Commercial Finance (RC) Zoning Districts: The CC District is the continuation of the downtown, Phone: 952.227.1140 Fax: 952.227.1110 and the uses and square footage requirements should be reviewed. Work on the 2005 AUAR (Alternative Urban Areawide Review) Update: The property owners are preparing for development and the uses in this Recreation Center 2310 Coulter Boulevard district should be reviewed.
