CITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA VARIANCE 2012 -03 1. Permit Subject to the terms and conditions set forth herein, the City of Chanhassen hereby grants the following variance: A 10 -foot parking lot setback variance to permit parking at the right -of -way easement as shown on the plans prepared by MFRA dated July 6, 2012. 2. Property. The variance is for property located at 80 West 78 Street in the City of Chanhassen, Carver County, Minnesota, and legally described as RLS 59, Tracts A and B. 3. Condition. The variance approval is subject to the following conditions: a. The monument sign must comply with City Code and the required setback and may not encroach into any easements. b. The applicant shall update the plans to show the proposed parking stalls and make changes to plans according to staff redlines. c. The applicant shall obtain an encroachment agreement with the City to construct the parking lot within the City watermain easement. 4. Lapse If within one (1) year of the issuance of this variance the allowed construction has not been substantially completed, this variance shall lapse. Dated: July 17, 2012
