2003 Lake Ann Park Concession/Boat Rental Evaluation
It seems like this summer is over before it started! Boat rental prices
increased at Lake Ann Park this year. This resulted in an additional $900 in
boat rental revenue. The Lake Ann Concession/Boat Rental Operation is
reviewed on an annual basis to see how we can improve on customer service
and increasing revenues. Prices for equipment rental and food are reviewed
so that we may determine what the market is willing to pay and I feel that
the prices we are currently charging are in line.
General Comments:
· Continue to use a smaller number of vendors to simplify the operation.
· Slush puppy machine, which was very popular and had a higher profit
margin, should continue.
· Look to add a marketing campaign to increase sales and activity.
· The "meal deal" (hot dog, chips, and soda for $3.25) was very popular
again this year.
· Maintain a first aid kit.
· Have matches on hand for people who need to start their charcoal grills.
· Kept menu items simple - quick point of sale.
· The concession staff again was outstanding and contributed significantly
to the success of the Lake Ann operation.
· Purchase new life jackets, as needed.
· Install abike rack.

One more summer down! While beach attendance seemed to be slower
than in previous years, operations at the concession stand ran smoothly
once again!
This summer boat rental prices were raised, and a minimum of a one hour
rental was enforced. Few complaints were made about our new prices and
policy. In fact, many people continued to comment that our rental prices
are more reasonable than those at other area lakes. And, from a sales
standpoint, the one-hour minimum seemed to help things run more
smoothly than in previous years. While profits remained high, less
changeover of boats seemed to result in fewer patron problems!
I have only two suggestions concerning the boats. First of all, row boats
with motors are $10/hour with a four hour rate of $20. I believe the four
hour rate should be raised to $30 (the four hour rate on the canoes and
row boats are equal to the three hour rate).
My second suggestion is that a new paddleboat be purchased to replace
the Iow white Sea Ryder. The Sea Ryder is one of our oldest boats and no
longer seems to steer well. However, this style of boat (Iow to the water)
seems to be a customer favorite, and I believe a replacement should be in
the same style. Also, I had an idea for a new type of boat. They are made
by AquaCycle and are a variation of the
paddleboat (see picture). I recently saw
one of these boats at a resort, and it
seemed to be a very popular rental.
When I checked the web, I found the
price to be about $2,500 (I'm not sure
how much is usually spent on boats!),
but because the boat is fun and unusual,
I think that we could probably rent it for
more than the regular paddleboats
($10-15 an hour???) I thought this boat might be a fun addition to our fleet!

Canoes and rowboats were again popular. Prices on those boats also
fair. We had a few requests for kayaks, but with the limited boating
experience of most of our patrons, I don't think the rental of kayaks would
be a very good idea (as they are easier to tip and harder to get out of than
canoes)!

Watson's again was our food supplier. This year's flavors were grape,
strawberry, blue raspberry, and the new flavor, pink lemonade. Pink
lemonade was this year's favorite, and I suggest these same flavors be
offered again next year. Pdces were $.75 and $1.25-these prices seem
fair. Ice cream was again priced at $1.00 each-again a fair price. This year
we again offered Klondike Krunch bars as one of our ice cream choices.
While the Klondikes were popular, they are our most expensive ice cream
to purchase by about $4.00 a box (and about $6.00 more than Popsicles!)-
I think we should consider discontinuing Klondike and instead purchase a
different ice cream with higher profit margin.
Candy sold for $.75 with Trolli Britecrawlers again being the most popular
choice. This year we offered Reese's Pieces instead of Peanut Butter
Cups and had no problem with the candy being damaged due to melting
(as has occurred in previous years). We also offered Kit Kat in place of
M&Ms-Kit Kat seemed to sell better!
Lollies were a HUGE seller! We pay $7.50 a jar, and at $.25 per sucker,
we bring in $50 a jar-a profit of $42.30! Awesome!
Chips and popcorn sold for $.50 each. My only suggestion here is that the
chips be purchased somewhere in bulk instead of in the variety packs at
County Market. Chips are a VERY popular item, but we don't make much
on them since the price we pay to purchase them at County Market is so
high.
Hot dogs were $1.50 again this summer. I think this is our best "deal" when
compared to hot dog prices elsewhere. We could probably raise the pdce
to $1.75 if a price increase is desired and still sell the same number of
dogs.
Nachos sold for $2.00. After receiving many requests forjalapenos, I
bought a few jars at County Market and sold a nacho cheese cup full for
$.50. This item seemed to do well. Although we don't make a very big
profit by reselling them from County Market, I think next year they should
be ordered in bulk from Watson's for a bigger profit margin. Jalapenos are
an easy item to sell and are a sold as a supplement to people already
buying nachos instead of as a substitute to another product (and thus may
help us make more money!).

Pop was priced at $1.50 once again. Lemonade and water were the
biggest sellers. Sprite Remix and Mr. Pibb were new flavors. Both seemed
fairly popular (especially with kids), but neither was a top seller.
I also have a few general suggestions. First of all, we had some problems
this summer with the guys coming in late to work. Also, there were a few
days when people left early or were unable to work due to the weather.
However, because we each keep our own timecards and turn them in
sporadically, I think it may be a bit difficult for everyone to remember the
exact hours they worked (as it sometimes differed from the schedule). So,
to help eliminate mistakes, I think it would be beneficial for the manager
and employees to keep a log and also have the manager sign off on the
timecards before sending them up to city hall. With more "checks" there
might be more incentive to be on time to work and also keep good records
of hours worked.
Finally, with the removal of the raft. Lake Ann has attracted far fewer teens
and "tweens" than in the past. I'm not sure if these are target groups, but if
so, I think the addition of a basketball court or (if we can find room) a
Frisbee golf course, more of these age groups may again be attracted to
the park. We've had inquiries for both type of activity!
