The total site area is approximately 2.29 acres. The property is zoned RSF and contains one existing single - family home. Lot Configurations The preliminary plat will create four buildable lots. The existing house will be relocated to lot four to accommodate the new property boundaries. The proposed lots range in size from 21,389 square feet to 32,027 square feet. This proposal meets minimum lot area, lot width and lot depth requirements for RSF Zoning and requires no variances. Utilities and Storm Water Since utilities are already in place the new homes will not create a new burden for the city and its taxpayers. Individual sewer and water lines will be extended to the new lots from the existing public service in the street to further utilize existing infrastructure. Ponding requirements will be met as required for storm water runoff control. Frontage While the property has frontage on both Chaska Road and State Highway 41, all four lots will be accessed from Chaska Road. Environmental Impacts Wetlands exist on the eastern portion of the site. Required buffers and setbacks from wetlands will be adhered to.
