Your letter states our application is considered incomplete. Please see the attached plan set addressing your concerns of the following items: 1. The revised grading plan sheet 5 of 8 contains the requested grading information for each lot. Our engineer spoke with Joe Shamla regarding the pond location and the current location has been approved by Joe. Tree removal limits have been added to the grading plan. 2. This items states that lot 1 is not a viable lot and refers to section 18 -60 (j) of the city code: "Proposed house sizes shall be shown on the subdivision plan and shall be designed to accommodate residents' future house expansion (e.g., porches) and accessory structures (e.g., decks and patios) as well as the driveway and sidewalks to building entrances. If house plans are not known, then a 60 foot by 60 foot building pad and a 30 -foot wide access driveway shall be used. The maximum permitted impervious surface shall be calculated for each lot and the permitted houses and structures shall be limited to those sizes." We meet the above - mentioned section of the code as our proposed house is shown on the subdivision plan; the plans are attached for your review. This section of code states you only need the 60'x 60' building pad if the house plans are not known 3. See page 3 of 8 for the updated lot requirement table. 4.
