In conjunction with the replat of Outlot Cof Bluff Creek Estates 1st Addition into four
1 single - family lots and one outlot named Bluff Creek Estates 2nd Addition, it is appropriate
to amend the development contract for Phase I to -.:include these new parcels. Attached is
Addendum "A" which modifies and expands the current development contract for Bluff
1 Creek Estates 1st Addition to include the recently platted 2nd phase. Although these lots
do not require any additional public 'improvements, there are pending special assessments
for the Upper Bluff Creek trunk sewer and water Improvements (Project No. 91 -17).
I Therefore, it is recommended that the City Council approve Addendum "A" to the Bluff
Creek Estates development contract.

ADDENDUM ""A"
TO
BLUFF CREEK ESTATES DEVELOPMENT CONTRACT
SPECIAL PROVISIONS
AGREEMENT dated , 1993, by and between the CITY
' OF CHANHASSEN, a Minnesota municipal corporation ( "City "), and
' CHAN DEVELOPMENT CO., a Minnesota corporation (the "Developer ").
1. Background. The parties have previously entered into a
' development contract for Bluff Creek Estates 1st Addition dated
August 24, 1992 (the "Development Contract "). The Development
' Contract was recorded on September 22, 1992, as Carver County
Abstract Document No. 139955 and on September 22, 1992, as Carver
' County Torrens Document No. T- 74458. The Developer is now
1 replatting part of Bluff Creek Estates 1st Addition as Bluff Creek
Estates 2nd Addition.
2. Extension of Development Contract. The Development
Contract shall remain in full force and effect and shall also apply
1 to Bluff Creek Estates 2nd Addition.
' 3. Grading and Drainage. The development of Bluff Creek
Estates 2nd Addition shall comply with the grading and drainage
1 plat dated January 15, 1993, prepared by James R. Hill, Inc.
4. Recording. The Development Contract and this Addendum "A"
shall be recorded against all lots, blocks, and outlots in Bluff
' Creek Estates 2nd Addition.
IN WITNESS WHEREOF this Addendum "A" was executed by the
parties the day and year first above written.
