My name is Stan Cronister and I reside 6730 Lotus Trail, next door to Lisa and Pete on the

In February of 1983, 1 received approval from the Board of Appeals and Adjustments and
the City Council on my January of 1983 request for a variance for setback requirements for
the construction of a garage on my property. The setbacks that were approved included an
8.75 foot side yard setback and an 18 foot front yard and 2 foot accessory structure
setback.
I fully support Lisa and Pete's request for an 18 front yard setback. They will be building a
very attractive garage that will have the same front yard setback as mine. It will improve
the lot, alleviate parking issues and will add more value.to the area.

Board Members:
I would like to apply for a variance to set back requirements
in the zoning ordinance at my location, 6730 Lotus Trail,
Chanhassen, Minnesota.
I have what I feel is a parking area at this location. The
building official from the City has indicated that he feels
this structure constitutes a garage. At this time a back
wall of this structure is caving in and I would like to take
steps to alleviate the concern of my neighbors and the City of
Chanhassen.
I would also like a building permit to complete a garage at
this location. I need a variance for the construction as
this is the only possible area I have for off road parking.
I have received permission from my neighbors, the Oiens, to
have a garage wall as close as 6" to their property Lot #2013
(see enclosed). The garage will be on my Lot 2012. My contrac-
tor, Design Concept Construction Limited of Excelsior will be
forwarding to you plans for the above mentioned garage.
I travel a great deal but I would be available to meet with the
Board on February 3rd in the evening, or February 4th or February
7th.

Dear Mr. Cronister:
This is to formally notify you that the City Council acted to
approve the 8.75 foot side yard, 18 foot front yard and 2 foot
accessory structure setback variance as requested in Planning
Case. 83 -1 Variance with the following conditions:
1. That the garage to be constructed be done in accordance with
the pitched roof plan as shown in Design Concept Construction
Limited drawing, dated received Chanhassen Community
Development Dept., January 26, 1983.
2. That storm water gutters be placed along the south side of
the roof to prevent drainage problems for the property to the
south, and
3. That you deliver to the City a letter indicating your
acknowledgement of potential drainage problems in the area
due to slope conditions and that the City is held harmless of
damage caused by drainage to the proposed structure.
Concerning the issuance of a building permit, you should be in
contact with Building Official, George Donnelly. If you have any
other questions or comments, please do not hesitate to contact
