COMPREHENSIVE PARK PLAN:
The Comprehensive Park Plan identifies this site as lying within the service area of the recreational
components of the Minnetonka Intermediate School. Melody Hill will border the school on two sides,
but is severed from the school grounds by 5 ft. and 7 ft. high chain link fences.
COMPREHENSIVE TRAIL PLAN:
Future trail plans include a trail along State Highway 41. It can be anticipated that the majority of the
future trail will be constructed within existing right-of-way.

RECOMMENDATION
It is recommended that the Park & Recreation Commission require the following condition of approval
regarding parks and trails for Melody Hill:
The acceptance of full park and trail fees for 8 lots (the existing house is exempt) per city
ordinance in lieu of land dedication or trail construction.
