MN 55437 l.fl PRESENT ZONING: ADJACENT ZONING AND LAND USE: lOP, industrial Office Park N: IOP, Industrial Office Park S: Corporate Boundary of Eden Prairie E: Corporate Boundary of Eden Prairie W: Chanhassen Estates Park COMPREHENSIVE PARK PLAN: The City's Comprehensive Park Plan identifies this site as lying within the park service areas of Rice Marsh Lake Park, Chanhassen Estates Park, and South Lotus Lake Park. COMPREHENSIVE TRAIL PLAN: The City's Comprehensive Trail Plan identifies Lake Drive East and Dell Road as sidewalk connections to the city's trail system. The sidewalk along Lake Drive East currently exists on the north side of the road. A sidewalk on the west side of Dell Road adjacent to this project is being installed by the developer. No trails are being developed as a part of the project. Chanhassen Pointe Center February 18, 1998 Page 2 RECOMMENDATION This industrial/office park project is well connected to the city's park and trail system. In light of this, it is recommended that the Park & Recreation Commission recommend the city council require full park and trail fee dedication in lieu of land acquisition or trail construction. One-third of the park and trail cash contribution shall be paid contemporaneously with the city's approval of the subdivision.
