Lifetime Fitness Info Booklet PROJECT NARRATIVE Introduction Life Time Fitness, Inc. is proposing to build a state of the art, family-oriented health and fitness center, along with two 100,000 square foot office buildings on approximately 23 acres located at the southeast comer of Highway 5 and Highway 41 in Chanhassen, MN. Life Time Fitness Life Time Fitness was founded in 1992. Our corporate offices are currently located in Eden Prairie, Minnesota. Life Time Fitness currently operates thirty-six health and fitness centers in Minnesota, Illinois, Indiana, Ohio, Virginia, Texas, Arizona, and Michigan; and has five facilities under construction in Texas and Michigan. Life Time Fitness has set an industry standard by developing uniquely designed health and fitness centers that provide a broad array of exceptional services and amenities that meet the health and fitness needs of the entire family. An all inclusive month to month membership plan provides free childcare, free locker and free towel service as well as an initial personal training consultation and comprehensive education materials. Life Time Fitness currently employs over 7,000 people and has over 400,000 members nationally. The Life Time Fitness facility will operate 24 hours a day, 7 days a week, with limited hours of operation during certain holidays. Site Description Chaska Gateway Partners Limited Partnership currently owns the vacant 23-acre parcel at the southeast comer of Highway 5 and Highway 41. The subject property is bordered to the north by Highway 5, to the east by KinderCare and other commercial buildings, to the south by commercial buildings and to the west by Highway 41. 1 Health Club Description The Life Time Fitness project is proposed to consist of a two-story, 108,900 square foot health and fitness center and outdoor pool complex. Life Time Fitness intends to relocate its corporate offices to one or both of these buildings in the next 3-4 years. The office buildings will be designed with a similar architectural style and detail of the health and fitness center. The office buildings are designed to complement the health and fitness building and create a unified feeling for the 23-acre development. Landscaping Life Time Fitness has hired a local Landscape Architect to develop a landscape plan that meets/exceeds the City's landscaping requirements. The plan consists of a generous combination of deciduous and evergreen trees, shrubs, perennial gardens, and groundcover to create a beautiful and balanced planting plan for the site. This theme of over-story and under-story plantings will be carried through at the time of development of the two office buildings to create a landscape plan that will create cohesiveness between the two uses and a "corporate campus" feel. It should be noted that Life Time Fitness takes great pride in landscaping their facilities to create a private country club like feel.
