These standards would apply cit side and not just the Bluff Creek Lowlands (2005 MUSA area). Currently the City's design standards are for Commercial and Industrial and Office uses. I think that a set of guidelines for the multi -family projects seems like the next level of assurance to get the quality of design the commission is expecting. I am planning on bringing a draft of the standards to the August 17`" Planning Commission meeting. After you have an opportunity to review these standards I will schedule a public hearing. Following is a summary of your comments from the meeting on the July 6`" Likes • Architectural detail (character) • Roundabouts • Public furniture (mailboxes/benches) • Material integration • Gathering places • Screen utility meters • Building articulation • Entrances — landscape vs. monuments • Separated driveways on twin homes • Private space (patios, etc.) • Indented entries • Entry articulation • Landscape island • Transitioning • Medians / landscaping • Covered walkways • On -street parking • Berming of parking • Sidewalks on both sides • Boulevard plantings • Limit parking visibility • Park amenities • Open space The City of Chanhassen • A,r v,ilt!y o,r r .i .y w'ar G eav cke. sr vaa n i, . a., Planning Commission July 20, 2004 Page 2 • Blend parking ramps • Bus stops • Street lights — detailed • Enhanced entrances • Balconies • Brick work on vertical lines • Architectural detail around windows • Elevated units above sidewalks • Great proportions/material • Pavers in sidewalks or streets • Bump out for streets • Expansion joints in sidewalks add interest • Undulating sidewalks • Circular sidewalks • Natural stone for retaining walls ICIMIM:M • Backside lack of architecture detail • Asymmetry • Welcome to my garage look • Building too close together • Public art that doesn't relate to anything • Separation (rows of screens on decks) • Lack of sidewalks • Drive -through routed through parking lots • Oversizing of decks outside of architectural form • Cheap windows lack of architectural integrity • Poor parking layout gAplan\ka\planning commission\july6th follow up.doc
