Concept Planned Unit Development on Fox Property located in
2005 MUSA - Applicant; Lundgren Bros. Construction
Staff has invited representatives from Lundgren Brothers to make a presentation
to the Park and Recreation Commission concerning their concept plan submittal
for the Fox Properties. A representative of Dahlgren, Shardlow and Uban, their
consulting firm, may also be present. The Fox Properties consist of 94.55 acres
of land in the 2005 MUSA area guided for low to medium density residential
development. A portion of these properties, primarily the large wooded area on
the western border, are within the Bluff Creek Primary Preservation District.
This primary district is to be preserved as a part of development plans in these
areas-a goal that is currently not reflected on the concept plans.
At this time, the intent of City review is to point out issues or concerns and
provide direction for the developer in proceeding to the next level of
development review.
The City has identified a future public park site of approximately 10 acres in
size to the west of the Fox Properties. Therefore staff will not be recommending
the acquisition of public parkland as a condition of development contract for the
Fox Properties. A public trail will be constructed adjacent to the east/west
collector street and within the primary zone of the Bluff Creek waterway.
Sidewalk and private trail connections to these future public trails will be a
primary focus of the Park and Recreation Commission.
Staff welcomes the opportunity to work with Lundgren and Dahlgren Shardlow
and Uban on the development of these properties. Upon completing concept
review, the applicant will submit preliminary development (subdivision) plans
that will be presented at a future Park and Recreation Commission Meeting.
