My concern is that we, the City, are now going to have to maintain a structure which in part "holds up" the entire east side of a private business. I don't know that we want to take on that much risk? The list incorporates Jill's comments, my comments and your comments. I have also discussed the proposal with Bob. He indicated that CVS would not need to go back to the Planning Commission and City Council to receive approval for the revised plans. 1. The drive aisle should be a minimum of 26' wide. 2. Erosion control blanket must be installed on all slopes 3:1 or steeper. 3. A planting/restoration plan should be submitted to the City and must be approved by staff prior to work commencing. 4. An estimate for the cost of the proposed grading, retaining walls and restoration should be submitted. An additional escrow will be required based on that estimate. 5. Upon further review, it appears that impacts (including grading and tree loss) within the 20' grading setback could be completely avoided with the installation of an additional retaining wall (approximately 6-8' in height). The wall should be installed within the 9' area between the soil correction area and the 20' grading setback boundary. A 3:1 slope should still be maintained between the 2 retaining walls. 6. Silt fence must be installed at the 20' grading setback prior to work beginning on this part of the project. Please pass these comments on to Bill Tippmann and company.
