A review has been conducted of the final plans and specifications
I submitted for Lake Susan Hills West 5th Addition. The public
improvements will encompass the construction of sanitary sewer,
watermain and related services, and street construction for
II Flamingo Drive extending south from the 4th Addition limits
approximately 800 feet.
ISANITARY SEWER
Sanitary sewer is proposed to be connected to the existing system
I on Flamingo Drive extending south approximately 800 feet. This
system is proposed to be constructed of 10-inch PVC SDR-35 pipe.
Based on the type of pipe sizes, grades proposed and submitted
calculated verification, the system appears to be adequately
I sized for capacity and minimum score velocities pending ultimate
development.
IWATERMAIN .
II An 8-inch DIP watermain is proposed to be connected to the
existing system at the southerly limits of the 4th Addition of
Flamingo Drive and extend south approximately 800 feet. This
portion of the watermain is also proposed to be looped and
I connected with the previously installed watermain from the 4th
Addition along the southerly property line of Lot 9. This
interconnect will help to provide additional flow sources in
I times of emergency or breakage. The Fire Marshal has reviewed
these plans for hydrant location requirements and other safety
issues and is satisfied with the current submittal.

STORM SEWER
Date
The storm sewer to serve this addition has been previously
approved under the 4th Addition. However, an easement is needed
for conveyance of the storm sewer from the southerly limits of
',the 5th Addition to the outlet at the park ponding basin. This
easement shall exist until such time that the street 1
right-of-ways and corresponding easements for the future plat
additions are approved.
STREETS
A 31-foot back-of-curb to back-of-curb street width is proposed
. for Flamingo Drive consistent with the previous construction.
This street section will extend down approximately 800 feet from
the previous 4th Addition where it will transition into a
temporary cul-de-sac. An easement will also be needed for the
temporary cul-de-sac until the area is platted as part of a
future addition. A 5-foot concrete sidewalk is also proposed to
be extended along the west boulevard area of Flamingo Drive.
It is also recommended that barricades be installed at the limits
of the cul-de-sac as a temporary safety measure until this road
segment is extended in the future.
RETAINING WALLS '
Any retaining walls to be constructed on the project shall be
privately owned and maintained. '
RECOMMENDED CONDITIONS 1
1. The applicant shall construct the street and utility
improvements in accordance with the approved City standards
and specifications.
2. Upon final inspection and approval of the sanitary sewer, the
applicant shall furnish the City with a television report and
a copy of the video on VHS.
3 . Temporary easements shall be acquired for the portion of the
storm sewer outside the platted areas and for the temporary
cul-de-sac.
4 . Any retaining walls to be constructed on the project shall be
privately owned and maintained.
