B. Declarant may at some point in time transfer title to the platted lots and
desires to establish and secure certain easements against the platted lots as more fully
described in each section below.
C. Declarant hereby declares that the platted lots shall be held, sold and
conveyed subject to the following easements, for the purposes set forth below. The
easement rights and responsibilities described shall run with the land, and shall be
binding upon the heirs, successors and assigns of the parties having any right, title or

interest in the platted lots, but only to the extent the easements described below affects
any particular platted lot.
EASEMENT
1.1 Declarant hereby establishes, creates and declares a
[perpetual/temporary] easement for the purpose of providing access to Lot. ?, R 1 ark 1,

1.2 The easement burdens the easement premises, and benefits and runs
with Lot 2, Block 1, Lotusview [legal description], inclusive.

maintenance of the easement premises described in this Section.
1.4 The easement also benefits any utility company or municipality providing
utility services to one or more of the platted lots.

be run with the land, and shall be binding upon and inure to the benefit of [name of
