Final Plat Review of Highcrest Meadows (formerly Yoberry
Farms) Project No. 05-07
Upon review of the final plat submitted by Landform received March 28, 2005, I
offer the following comments and recommendations. It should be noted that this
submittal is just for final plat approval. In the near future, the developer will be
submitting construction plans and specifications for the project. At that time, the
development contract and final project conditions will be approved.
PLA T LAYOUT
Per Council's previous direction, the developer has revised the plat layout to
eliminate the street connection between Highover Drive and Gunflint Trail. In
order to accomplish this, the developer has added a cul-de-sac at the south end of
Highover Drive in the area where the streets had previously connected. This is
the main revision to the plat from what was previously proposed.
All of the proposed right-of-way meets the current City standard of 60-feet wide
with 60-foot cul-de-sac radii. The width and location of proposed drainage and
utility easements will be verified when final construction plans are submitted in
the near future.
RECOMMENDED CONDITIONS OF APPROVAL
1. Approval of the final plat is contingent upon approval of final construction
plans/specifications for the project along with the developer entering into a
development contract with the City and supplying the necessary financial
security and fees.
