Dear Mr. Roebuck:
This letter is to confirm that on March 10, 2014, the Chanhassen City Council
approved the subdivision creating two lots out of three lots, and an amendment to the
site plan to permit a two -unit structure in place of the three -unit structure subject to
the following conditions:
Subdivision
1. The development shall comply with the conditions of approval for the Lakeside
7th Addition.
2. The reduction of one lot will require that the City process a $1,400 credit in park
fees.
Site Plan
1. Buildings over 9,250 square feet in area (floor area to include all floors,
basements and garages) must be protected with an automatic fire protection
system.
2. A final grading plan and soils report must be submitted to the Inspections
Division before permits can be issued.
3. Retaining walls over four feet high require a design by a professional engineer, a
building permit, inspections and final approval.
4. Walls and projections within five feet of property lines are required to be of one-
hour fire - resistive construction.
5. Buildings are required to be designed by an architect and engineer (licensed in the
State of Minnesota) as determined by the Building Official.
6. The developer and/or their agent shall meet with the Inspections Division as early
as possible to discuss plan review and permit procedures.
7. The site plan shall comply with the conditions of approval granted in conjunction
with Lakeside 7t' addition.

Two signed mylar copies of the final plat shall be submitted to our office for signatures. One
1 " =200' scale mylar reduction of the final plat and one 1 " =200' scale paper reduction of the final
plat with just street names and lot and block numbers shall be submitted. In addition, a digital
copy in Axf format and a digital copy in .tif format (pdf compatible) in Carver County
coordinates of the final plat shall be submitted. The City will submit all the necessary
documents to Carver County for recording.
All current year taxes must be paid in full and any delinquent property taxes or green acres taxes

A RESOLUTION APPROVING A SUBDIVISION
CREATING TWO LOTS OUT OF THREE LOTS
LAKESIDE 8TH ADDITION
WHEREAS, Ron Clark Construction (REC, Inc.) has requested a subdivision of the
property (replat of Lots 1 -3, Block 3, Lakeside 7a' Addition) into two (2) lots; and
WHEREAS, the Chanhassen City Council held a public hearing on March 10, 2014, and
found the plan consistent with the Chanhassen Comprehensive Plan and Zoning ordinance.
NOW, THEREFORE, BE IT RESOLVED that the Chanhassen City Council hereby
approves Lakeside 8"i Addition (Planning Case #2014 -04) for Ron Clark Construction (REC,
Inc.) for property legally described as Lots 1 -3, Block 3, Lakeside 7`s Addition, Carver County,
Minnesota, subject to the following conditions:
The development shall comply with the conditions of approval for Lakeside 71 Addition.
2. The reduction of one lot will require that the City process a $1,400 credit in park fees.
