Information pertaining to proposed expansion plans

The engineer, Carlson McCain, has provided the Site Plan, which includes:
• Drainage plan and calculations
• Impervious lot coverage calculations
• Location of all the proposed buildings
• Validate all proposed development is in accordance with all set -back requirements
The proposed buildings will be sprinkled. An onsite water storage system will be necessary
since Chanhassen water is not available. Details of where and how this will be stored are still
under analysis.
The exterior of the buildings will be a combination of textured masonry and hard stucco
surfaces. The colors used will be similar to the existing buildings, a combination of earth tones
(tans and browns). The roof will not be visible and there will not be any mechanical structures
on the roof. See attached rendition of the finished building.
Trees will be planted in the setback along the SW property line to further break up the image.
The trees will be mostly evergreens (spruce and pine) with some hardwoods for color and
contrast. A variety of sizes will be used to create a natural and appealing look. An irrigation
system will be installed to supply water to the trees. The trees will be planted in a manner as
described in accordance with the Chanhassen City Code, chapter 20, article XXV. Several
groupings of 3 -5 trees will be planted along the property line spaced approximately every 30'.
The existing chain link fence will be extended to include the new buildings.
Not all 5 buildings will be built at once. Two will be built now. The remaining three buildings
will be built over the next several years as customer demand dictates. The last building to be
built will replace the existing outdoor parking area. During this time the existing outdoor
parking will remain as is.
Once a building is completed the entire driveway around the building will be paved before the
building will be put into service. All paved driveways will be designed to accommodate
standard fire truck turning requirements.

Statement of compliance with the twelve general standards for conditional use permits.
a) My proposed buildings are to be used for self storage. The customer contract expressly
prohibits the storage of hazardous materials. The entire perimeter of the buildings will be
fenced and access is controlled through a central gate entry system. The grounds are under 24
hour camera surveillance.
b) The site has been used for self storage since 1986. I am not changing the usage with any of the
additional buildings.
c) The proposed buildings will be single story with low pitched roof lines to maintain a very low
profile. Additional trees will be planted to provide screening from current residents and the
cemetery.
d) There should be a very negligible impact on existing or future neighbors. Self storage is a low
traffic business. Up until this year the land of located at 1875 Flying Cloud Drive (which I
purchased and is now part of Twin Cities Self Storage and where most of this development will
take place) has been used to park equipment used in the concrete construction business by the
previous owner. This equipment will now be removed permanently and this means there will be
reduced commercial truck traffic on Stoughton Ave.
e) Since the site does not have access to Chanhassen water and sewer they will be provided with
the existing well and septic system. Well capacity may be increased to ensure water to irrigate
the new trees. Water for the required fire sprinkler system will be stored on site.
f) No additional public services are anticipated.
g) As stated previously, my proposed buildings will be used for self storage. Our contract prohibits
hazardous materials. During my past four years of ownership I have demonstrated I run a clean
and well maintained establishment. No industry or manufacturing is allowed beyond normal
maintenance of the facility itself. Customers do not have access to electrical outlets, water, or
gas.
h) The existing property entrance will not be changed. The proposed buildings should only
increase car traffic by a few cars per day.
i) The proposed build site is a flat area currently covered with gravel, asphalt, concrete and grass
with no significant features.
j) The proposed building exteriors will be mainly garage doors. The remaining material will be
painted metal. The buildings will be well screened with trees.
k) When I purchased this facility in 2010 it was in a state of obvious neglect. The buildings were in
rough shape, the fences were covered in vines, and the parking space was weed choked. I have
removed the vines, repaired the buildings, repaired the asphalt, graded and cleaned up the
outdoor parking area and maintain the entire facility. I believe all my neighbors will concur the
facility looks much better than it did prior to my purchase. These additional buildings will be
new and only add to value of the neighborhood.
