Re: Sign Plan Review Medical Arts Buildings
Dear Chanhassen City Council:
This letter shall serve as a request to amend the current Sign Plan use at 470 and 480 W 78th Street,
Chanhassen, MN.
In the early 1990's both 470 and 480's Sign Plan was established. At that time the buildings were occupied by
very few tenants as each tenant occupied a significant amount of the buildings square footage thus making the
original sign plan's intent work well.
Since that time the buildings have seen a significant change in the tenant mix and the amount of tenants that
occupy the building. Gone are the large tenants that occupied a majority of the building. What has blossomed
today are some great small businesses that take up many small suites in the building.
Therefore, our request is to update the sign plan for both buildings in order to give our small businesses the
ability to advertise their name on the exterior of the building in order to be even more successful.
Attached are images of the sign areas of the building that are being underutilized at this time based on the
current sign plan requirement. We ask that the sign plan allow both 470 and 480's buildings to have 12 signs
on the exterior sign area that faces W 781h Street and 12 signs on the exterior sign area that faces the parking
lot (north side of the building). We are not requesting any other changes to the plan. The north side signage
would remain non - illuminated and the south side (W 781h St.) would still have the option to illuminate.
