NarrativeInterim Use Permit — Soil Correction Holasek Greenhouse Parcel Narrative The site has significant deposits of high organic peat soil. This soil is unsuitable for building purposes. The material does have a use in soil blends particularly the high clay content soils found in the area. The idea is to put to good use, that which Mother Nature created, and make for better gardens in the area. By undertaking this operation at this time, it allows for an orderly usage of the material. If left until the development stage, it will have to be moved in a hurry and will likely be in the way. Each of those factors are a detriment to site development. Wetlands — there is a marsh at the far south west corner of the site. This is nowhere near the areas that will be disturbed. There is a hill separating the area of operations and the marsh. Runoff—The peat deposit is located in low areas on the farm. The natural drainage pattern is in to this area. Removing soil will further lower the site. It is not expected that there will be detrimental erosion, (as water runs down hill). Normal rains would drain into the site, not off of or away from the site. Neighborhood Impact—The site is bounded by a railroad, and industrial districts both in Chanhassen and Chaska. It is located on Lyman Blvd. CR 18 and the entrance is signalized making for an excellent, safe entrance and exit for this operation and future uses of the site. The land is graded for office industrial uses and is currently zoned A-2, Ag Estate. Hours of Operation — While many of the neighboring uses may have 24 hour operations, it is expected this would be a 7am to 7pm Monday to Friday operation. Conclusion: We would like to get started just as soon as possible so we could get the good soil to folks this year.
