County, Minnesota, excepting therefrom that part lying Westerly and Northerly of a line described
as commencing at the Northwest corner of said Lot 1; thence on an assumed bearing of South 79
degrees 30 minutes 51 seconds East, along the North line of said Lot 1, a distance of 80.78 feet to
the point of beginning of the line to be described; thence South 15 degrees 51 minutes 29 seconds
West a distance of 53.76 feet; thence Southwesterly and Westerly a distance of 83.30 feet on a
tangential curve concave to the Northwest, having a radius of 61.10 feet and a central angle of 78
