150604_SBS to Kellie Geiger_Public EasementsKellie, Per our conversation with Greg, it sounds like you are looking at a few alternative locations for the garage and plan to resubmit your application. Once it was clear that public utilities were on your property, I had our attorney’s office do a title search for public easements on the property. Two easement documents were located (see attached). Please have your surveyor incorporate the easements from the title search into the survey of your property, so we can ensure your new garage location will be outside all public easements. In my review, I located sanitary sewer and watermain on your property north of the road (see the figure below). It appears that your proposal would construct the garage over these public utilities. This would be unacceptable to the City as we could not access the pipelines for emergencies or future maintenance without disturbing your structure. Please call Drew Ingvalson (952-227-1132) or me at your earliest convenience to further discuss this issue and determine our next steps. Thank you, Stephanie Stephanie Smith, P.E.
