Project Summary Youngstedts operates three shops in Chanhassen. • Car Wash (30 Lake Dr E) • Collision Center (40 Lake Dr E) Tire & Auto Service (50 Lake Dr E) The entrance to the three properties is on the back side of the property away from the MN Hwy 5. The view to the properties from MN Hwy 5 is blocked by trees and the car wash sits behind the other two buildings. The current sign does not effectively advertise and promote our businesses to traffic on MN Hwy 5. We know from much anecdotal evidence that many people that could benefit from our services in the western suburbs near Chanhassen do not know about the location of our businesses in Chanhassen. We believe replacing our current monument sign (three individual and smaller static signs) with a digital message center sign would enable us to advertise more effectively to the cars that drive by every day on MN Hwy 5. We would like to combine the signage allowance for our three properties and install one new sign to support all three businesses. Proposed Sign Design: • 10x8 Overall Sign = 80 sf • ID Component at the top for Youngstedts overall brand • 4x8 Electronic message center to support all three businesses • Three (3) individual panels highlighting each of the three different business locations Preferred Design Because our three Chanhassen locations are set off MN Hwy 5, our buildings and the building signage are not effective advertising mediums. Most people that drive by Hwy 5 do not see or notice our businesses. The only tool we have to advertise our Chanhassen locations to Hwy 5 traffic is our combined monument sign. Because of setback requirements on MN Hwy 5, the current allowance for our sign setback is a considerable distance from the road. As a result it is more difficult for drivers to easily view and read the contents of our signage. We believe the most effective advertising tool we can deploy is a panel that identifies our overall Younstedts brand logo, spaces identifying each of the three businesses and a larger electronic message center to display advertising messages that would support all three businesses. We believe the ability to change the static advertising message through a software controlled message center will not adversely affect the community or the traffic on Hwy 5. By being able to communicate our various services more frequently to the people that live and travel through Chanhassen, we are making it easier for them to find and support a local business. We are making it easier for them to find local access to the automotive services they need and use every year. The electronic message center provides us the ability to display and change static messages in an attractive package more conveniently than changing individual static content. Based on the unique circumstances of our buildings being located off the main highway and thus our building signage is not an effective communication or advertising tool, we believe that a slightly larger overall sign allowing us a full 4x8 (32 sf) electronic message center is warranted to enable us to safely and effectively advertise our businesses to the people that work and live in the Chanhassen and southwest metro area.
