Bongards Mechanical Preliminary Narrative_06-30-17 Mechanical Bongards – Phase 2 Addition Preliminary Design Narrative 8330 Commerce Drive, Chanhassen MN Page 1 of 5 July 30, 2017 BONGARDS ADDITION MECHANICAL PRELIMINARY NARRATIVE Bongards Creamery Addition 8330 Commerce Drive, Chanhassen MN 55317 LKPB Project No. 2016.153.00 Project Description This project consists of two story addition to the existing Bongards building. The addition consists of office, warehouse, pilot plant, meeting space and fitness. The pilot plant space contains unspecified process equipment that can be relocated and reconfigured to simulate plant conditions and operations. Design Criteria 1. Space Temperature: a. All occupied spaces, except as indicated below: heating – 72 Fahrenheit (F); cooling – 75F and 50% relative humidity. b. Warehouse, mechanical and equipment rooms: heating only - 65F. c. Electrical and telecomm rooms (that require cooling): cooling only - 82F. d. Pilot Plant: To be determined. 2. Air Exchange Rates: a. Ventilation rates shall utilize ASHRAE 62.1-2010. b. Toilet rooms and locker rooms: Air exhausted at the rate of 2 Cubic Feet per Minute (cfm) per square foot. 3. Outside Air Conditions: a. Summer: 90 F dry bulb (DB) / 74 F wet bulb (WB) b. Winter: -16 F 4. Natural Gas Pressure to Equipment: a. 10 pounds per square inch gage (psig) in building, 2 psig at equipment. The building shall have fire protection with a light hazard classification except for the warehouse and the pilot plant which shall have an Ordinary Hazard Group 1 classification. b. The fire protection system shall extend from the existing system. 2. Fire Protection Piping: a. Fire protection piping shall be Schedule 40 black steel piping with threaded or mechanical grooved-end fittings and shall be extended within ceiling and wall cavities to fire sprinklers located throughout the project. Exposed piping shall be Schedule 40 black steel piping. 3. Fire Sprinklers: a. Fire sprinklers shall be conventional quick response wet types consistent with fire protection required and with the architectural design. Sprinklers shall be recessed pendants and exposed areas shall have upright head. b. In the pilot plant the sprinkler heads shall be concealed and corrosion resistant. PLUMBING SYSTEMS 1. Project Plumbing Services: a. The domestic water, sanitary waste and vent piping shall be extended to plumbing fixtures, equipment and drains. b. A 100 MBH, 100 gallon hot water heater shall provide domestic hot water. c. The storm system shall extend from the existing system either within the building or on site. 2. Domestic Water Piping: a. The domestic water piping shall be Type L hard drawn copper tubing with lead-free solder joint fittings. b. Shutoff valves shall be provided for isolation of piping sections for maintenance and repair. 3. Sanitary Water Piping: a. The sanitary piping shall be hubless cast iron above ground and PVC below ground. 4. Pipe Insulation: a. All new domestic cold, domestic hot and recirculating hot water piping shall be insulated. b. Pre-molded fiberglass insulation with all service jackets shall be provided to insulate the water piping. Insulation thicknesses shall meet the intent of ASHRAE 90.1 to reduce thermal losses and to minimize condensation. Insulation thicknesses shall be no less than 1-1/2 inch for domestic hot and hot circulating water and 1 inch for domestic cold water. 5. Backflow Preventers: a. Backflow preventers shall be provided on all water systems as required by code. All backflow preventers shall be of the reduced pressure type. 6. Plumbing Fixtures: a. Plumbing fixtures shall be commercial quality plumbing fixtures. b. Water closets shall be vitreous china wall mounted with electronic automatic flush valves. c. Urinals shall be wall-mounted, vitreous china with electronic automatic flush valves. d. Lavatories shall be under mount counter top and wall mounted as required with electronic automatic faucets. e. Showers shall be ADA single lever, shower mixing valve with scald guard, pressure balanced, and with hand shower with 60" flexible metal hose, 30” slide bar. Enclosure by general contractor. f. Electric water coolers shall be stainless steel, double basin type for ADA and standard heights. g. All automatic flush valves and faucets shall be electronic and provided with transformers. h. Janitor’s sinks shall be 24 inch x 24 inch molded stone. i. The pilot plant shall be provided with a 3 foot long stainless sink. 7. Floor Drains and Cleanouts: a. Cast-iron floor drains and cleanouts shall be provided as needed. b. Provide one floor drain for each toilet room. c. Provide two to three floor drains in each mechanical room. d. The pilot plant shall be provided with 6 Scherping stainless steel floor drains with removable perforated pans. 8. Hose Bibs and Wall Hydrants: a. A hose bib shall be installed in each mechanical room. b. A wall hydrant shall be installed at the West and East end of the passenger building and at the security 9. Emergency Shower and Eye Wash: a. Provide emergency shower and eye wash with tempered water mixing valve in the mechanical room with the boiler and in the pilot plant. MECHANICAL SYSTEM 1. The existing roof top units shall be removed and the HVAC system shall be served by the new roof top unit, portions of the existing ductwork will require modification to accommodate this change. 2. Project Mechanical Services: a. A 20,000 CFM variable volume air handling unit shall provide pressurization, ventilation, heating and cooling to the building. The unit shall contain a mixing box, filter, DX cooling coil, indirect gas fired heating and a fan. b. An exhaust fan shall be provided for toilet room exhaust. c. VAV boxes shall provide zoned conditioning each serving approximately 300 SF. d. The VAV boxes shall have hot water reheat served by a condensing boiler. e. Data server and electrical rooms shall be provided with split system ductless air conditioning units. 3. Ductwork: a. All ductwork shall be G-90 galvanized sheet steel with ductwork construction, including gauge, longitudinal and intermediate reinforcing and support shall be according to SMACNA Metal and Flexible Duct Standards. 4. Ductwork Insulation: a. Supply, return air ducts shall be insulated on the outside with 1-1/2" thick, 1-1/2 lb. density flexible fiber blanket with an installed thermal conductance K = 0.24 Btu in./hr. sq. ft. or less at 75 degrees F and total insulated R value of 8.0 out of box. b. All outside ductwork and exhaust ductwork within 10 feet of the exterior penetration shall be insulated on the outside with 2" thick 3 lb. density semi-rigid glass fiberboard with a thermal conductance K = 0.23 Btu in./hour sq. ft. degrees F or less at 75 degrees F and total insulated R value of 8.7 out of box. OTHER REQUIREMENTS 1. Motors: a. Motors for all the mechanical equipment shall be NEMA premium efficiency motors. 2. Variable Frequency Drives: a. Variable Frequency Drives shall be ABB-HVAC VFDs. Disconnect to be provided under Division 26. 3. Testing, Adjusting and Balancing: a. The HVAC water and air systems along with the domestic hot water circulating system shall be adjusted and balanced to the design requirements. TAB Company and individuals shall be certified by either AABC or NEBB. 4. Equipment Testing: a. Pressure testing of fire protection system 2. Pressure testing of plumbing systems 3. Pressure testing of ductwork 4. Equipment testing by manufacturers representative 5. Owner Training and Close Out: a. A factory-authorized service representative shall train the maintenance personnel to adjust, operate, and maintain equipment as required. Minimum number of hours for maintenance per piece of equipment shall be coordinated with owner and documented in specifications. b. Provide seasonal training for systems that are not in season when the facility is first occupied. c. Provide Operations and Maintenance (O&M) manuals with equipment installed in the project specifically called out. 6. Commissioning: a. A commissioning agent shall provide construction observation, testing observations, pre- functional testing and functional testing of at least 25%, if more than 4, or 100%, for less than 4, of: 1.
