Dear Mr. and Ms Sipprcll:
This letter is lo formally notiry you that on September 18, 2018, the Chanhassen Planning Commission voted
to approve the following motion:
"The Chanhassen Board of Appeals and Adjustments approves the placement ofthe pump line within the 50-
foot bluffsetback area and 20-foot bluffimpact zone, a 30-foot bluff saback variance for the tanks and a 20-
foot bluffand 9-foot property line setback variance for the mounds and dispersal arca, subj€ct to the
conditions of approval and adopts the altached Findings of Fact and Recommendation."
The conditions ofthe variance are as follows:
l. The applicant must apply for and receive all necessary permits from the relevant agencies'
2. The applicant shall work with city, county, and waleEhed staffto maximiu the system's distance
from the bluff, minimize its impact on the bluff, and avoid impacting the existing drainage swale.
3. The applicant shall minimize tree loss, and shall to the g€atest cxtent possible avoid rernoving
malure tre€s within 20 feet oflhe top ofthe bluff.
4. A new l" = 20' scale survey showing the final location ofthe septic and pump lanks, pump lin€,
mound, and drain field shall be pmvided as pan offie permitting process.
5. The area around th€ septic system mounds shall be landscaped so as to minimize its visual
impact.
The variance is valid for one year from the approval date. The conditions placed on th€ variance must be met
by September 18, 2019.

Permit. Subject to the terms and conditions set forth herein, the City of Chanhassen hereby
grants the following variance:
The Chanhassen City Council approves the placement of the pump line within the 50-foot
bluff setback area and 2O-foot bluff imp act zone, a 3 0-foot bluff setback variance for the
tanks and a 20-foot bluff and 9-foot property line setback variance for the mounds and
dispersal area.
Property. The variance is for a property situated in the City of Chanhassen, Carver County,
Minnesota, and legally described as: The west 152.3 feet of the east 355.85 feet of the north
286.0 feet of the south 572 feet of the Southeast Quarter of the Southeast Quarter (SE % of SE
%) of Section 26, Township 116, Range 23,Cawer County, Minnesota.
Conditions. The variance approval is subject to the following conditions:
1. The applicant must apply for and receive all necessary permits from the relevant
agencies.
2. The applicant shall work with city, county, and watershed staff to maximize the
system's distance from the blufl minimize its impact on the blufl and avoid
impacting the existing drainage swale.
3. The applicant shall minimize tree loss, and shall to the greatest extent possible avoid
removing mature trees within 20 feet of the top of the bluff.
4. A new l" :20' scale survey showing the final location of the septic and pump tanks,
pump line, mound, and drain field shall be provided as part of the permitting process.

5. The area around the septic system mounds shall be landscaped so as to minimize its
visual impact.
4. Lapse. If within one (1) year of the issuance of this variance the allowed construction has not
been substantially completed, this variance shall lapse.
