Bob Ge-nerous & Ciry Planning Commission, On9/28/2018, I purchased a home at3750 Arborehrm Blvd within the crty limits of Chanhassen. The Citr,'and I have since changed the address to 3790 Lone Cedar Lane to match the neighbors and facilitate emergencv response and postal serrrices. Tn o lots of record were included in the sale. There is a 1.98L single famity home on PID 2574002A. There is a vacant lot adjacent r,r.,ith PID 25700010. Both are on Lake Minner,r,ashta's south side. A variance from the 100' u'etland setback is requested from the cit1, to allon'the building of a 26' x 38.5' garage accessory building cm the vacant lot. I've met n"ith Mr. Bob Generous and lr.{s. Vanessa Strong regarding the project. Both the Cifv Building Department and Lake resources staff support an accessory building as the optimal usage for this lot versus the altemative of another single-family home. As an official lot of record, a case could be made to build a house on this lot as an altemative to the accessory building proposal. Provided the accessory building is approved, I am willing to corxolidate the two lots into one, and thereby permanently remove the potential for another single-family home. If another singie-family home r,rras built, it would result in more impact to the wetland and lake with another dock, erosion from usage, and riparian ortner weed removal rights of 2500 square feet plus a L5'path to clear r,rrater.
