Stormwater drainage on the site is generally to the south and southeast. The project disturbs approximately 1.78 acres and will be designed to meet the stormwater management requirements of the Minnehaha Creek Watershed District (MCWD) as well as the City of Chanhassen. MCWD and City Requirements: 1) Rate Control: Existing rates must be maintained for 1 -year, 10- year, and 100 year rainfall events 2) Abstraction of 1" of runoff from site impervious area provided the soils are suitable for infiltration. 2.0 SITE SPECIFICS The existing property does not currently contain any structures and is treed per the Preliminary Plan Tree Inventory and Preservation Plan. The majority of the trees on site are in general poor condition as described further in the project narrative. The current pervious area existing is the entire parcel, subtracting the proposed right of ways is approximately 83,305 square feet. The soils are primarily Kilkenny -Lester and Lester -Kilkenny loams and Hyrologic Soil Group C. The proposed development is also within the Shoreland District for Lake Minnewashta which requires a maximum hard surface coverage of 25%. Based on this calculation, the maximum hard surface coverage for Lots 1-5 is 20,824 square feet. The development proposes Stormwater BMPs which will include an infiltration swale along the rear of each lot as shown on the Grading Plan. There is a proposed stormwater treatment pond at the southeast corner of Lot 5. This infiltration swale, along with the stormwater pond will provide the required water quality volume and the stormwater pond will also provide rate control as described below. 3.0 STORMWATER DESIGN — QUANTITY & QUALITY 3.1 Stormwater Quality The required treatment, water quality volume (WQV) of 1" from all site impervious areas will be met with infiltration basins on each lot. The infiltration volume is stored in the first 6" of the infiltration swale and stormwater pond, based on the limited permeability of the existing soils. Pond Infiltration Volume = 1,200 SF * 6" * 1'/12" — 500 CF Swale Infiltration Volume = 4,295 SF * 6" * 1//12" * 50% (adjustment factor for swale) = 1.074 CF TOTAL VOLUME PROVIDED = 1,574 CF 3.2 Stormwater (quantity — Rate Control The proposed Stormwater pond is designed with a passive rock riprap outlet as shown on the plans. The site has been modeled with HydroCAD software using the TR -20 method and area rainfalls for the 1 -year, 10 -year, and 100 -year events. The pond is designed to mitigate runoff rates so that the proposed runoffs are maintained at or below existing levels. The objective of mapping is not to delineate pure taxonomic classes but rather to separate the landscape into landforms or landform segments that have similar use and management requirements. The delineation of such segments on the map provides sufficient information for the development of resource plans. If intensive use of small areas is planned, however, onsite investigation is needed to define and locate the soils and miscellaneous areas. An identifying symbol precedes the map unit name in the map unit descriptions. Each description includes general facts about the unit and gives important soil properties and qualities. Soils that have profiles that are almost alike make up a soil series. Except for differences in texture of the surface layer, all the soils of a series have major horizons that are similar in composition, thickness, and arrangement. Soils of one series can differ in texture of the surface layer, slope, stoniness, salinity, degree of erosion, and other characteristics that affect their use. On the basis of such differences, a soil series is divided into soil phases. Most of the areas shown on the detailed soil maps are phases of soil series. The name of a soil phase commonly indicates a feature that affects use or management. For example, Alpha silt loam, 0 to 2 percent slopes, is a phase of the Alpha series. Some map units are made up of two or more major soils or miscellaneous areas. These map units are complexes, associations, or undifferentiated groups. A complex consists of two or more soils or miscellaneous areas in such an intricate pattern or in such small areas that they cannot be shown separately on the maps. The pattern and proportion of the soils or miscellaneous areas are somewhat similar in all areas. Alpha -Beta complex, 0 to 6 percent slopes, is an example. An association is made up of two or more geographically associated soils or miscellaneous areas that are shown as one unit on the maps. Because of present or anticipated uses of the map units in the survey area, it was not considered practical or necessary to map the soils or miscellaneous areas separately. The pattern and relative proportion of the soils or miscellaneous areas are somewhat similar. Alpha -Beta association, 0 to 2 percent slopes, is an example. An undifferentiated group is made up of two or more soils or miscellaneous areas that could be mapped individually but are mapped as one unit because similar interpretations can be made for use and management. The pattern and proportion of the soils or miscellaneous areas in a mapped area are not uniform. An area can be made up of only one of the major soils or miscellaneous areas, or it can be made up of all of them. Alpha and Beta soils, 0 to 2 percent slopes, is an example. Some surveys include miscellaneous areas. Such areas have little or no soil material and support little or no vegetation.
