VARIANCE 2018-04
1. Permit. Subject to the terms and conditions set forth herein, the City of Chanhassen hereby
grants the following variance:
The Chanhassen Board of Appeals and Adjustments approves a 4.9 percent lot coverage
variance.
2. Pro e . The variance is for a property situated in the City of Chanhassen, Carver County,
Minnesota, and legally described as Lot 4, Block 2, Walnut Grove.
3. Conditions. The variance approval is subject to the following conditions:
1. The applicant must apply for and receive a building permit.
2. Lot coverage may not exceed 4,266 square feet.
3. A low berm must be constructed in the southeast corner of the lot as depicted in
"Attachment 6: WRC Required Berm" in the staff report from PC 2018-04 dated
January 16, 2018.
4. The applicant must purchase and install a fourth rain barrel.
5. A rain garden must be installed in the southwest corner of the property. The design of
the rain garden and installation must be verified by the city's Water Resources
Coordinator.
4. Lapse. If within one (1) year of the issuance of this variance the allowed construction has not
been substantially completed, this variance shall lapse.
