The South Half of the Southwest Quarter (S1/2 of SW1/4), Section 23, Township 116, Range 23, Carver
County, Minnesota, except the following 2 described tracts:
Line 1. Commencing at the Southwest corner of Section 23, Township 116, Range 23; thence running
North on Section line 30 feet; thence in a straight line to a point on the South Section line of said Section,
30 feet East of the Southwest corner of said Section; thence West 30 feet to said Southwest corner of said
Section and place of beginning, being a three cornered piece in Southwest corner of said Section 23,
Township 116 Range 23; and 2. That part of the Southeast Quarter of the Southwest Quarter and the East
Half of the Southwest Quarter of the Southwest Quarter, both in Section 23, Township 116 North, Range
23 West, Carver County, Minnesota which lies easterly of Line 2 described below:
Line 2. Beginning at the south quarter corner of said Section 23; thence run west on an azimuth of 271

Quarter, Section 23, Township 116N, Range 23W. The originating monuments utilized to establish the
horizontal position of this survey was the Southwest corner and the West Quarter corner of said
section.
2. Field work was completed on 01/30/2014.
3. Topography shown hereon is per LiDAR data provided by the Minnesota Department of Natural
Resources. Said data was obtained by MFRA on 01/24/2014.
4. Carver County Right -Of -Way Plat Number 20 was filed for record in the Office of the Carver County
Recorder on April 9th, 2013 as Document Number A574725. A Notice of Lis Pendens was filed in the
Office of the Carver County Recorder on August 6th, 2013 as Document Number A581900. The Notice
of Lis Pendens states that Carver County intends to obtain fee simple title to portions of the subject
property. Said portions are depicted as parcels 7,16A, and 16B on Carver County Right -Of -Way Plat
Number 20.
The following title commitments received from Stewart Title Guaranty Company were referenced for
this survey:
• File Number 01040-4145, Effective Date: December 5, 2013 at 8:30 a.m.
