2019 / 2020 Snow & Ice Management 'Ice Control' Contract
Pre-Treatment Application: A pre-treatment of liquid magnesium chloride will be applied to parking lots and/or sidewalks
24 to 48 hours prior to an impending snow event. CEPM will use its'discretion in applying the liquid pre-treatment relative to
weather conditions. In the event that it does not snow,the pre-treatment will remain effective for up to(5)days.
Material: Liquid Magnesium Chloride: $5.00` per gallon applied,plus$75.00 truck charge

During and Post Event Application Protocol:
Daytime Event Application: De-icing services will be performed on parking lot and sidewalk areas during daytime or business hours
on an as needed basis to maintain safe conditions on the site.
Post-Event Application: A post-treatment will be applied as needed to maintain safe conditions following a final full plowing and
shoveling after a snow event.
*Cutting Edge Property Maintenance will use its'discretion on when to apply de-icing material and what type of material used
relative to weather conditions. All deicing will be billed on a time and material basis.
Material#1: 100%D.O.T. Road Salt: 5150.00* per ton applied,plus$75.00 salt truck charge
Material#2: Treated D.O.T.Road Salt: $200.00* per ton applied,plus$75.00 salt truck charge
Material#3: 80%Sand/20%Salt: $100.00` per ton applied,plus$75.00 salt truck charge
Material#4: Liquid Magnesium Chloride: $5.00* per gallon applied,plus$75.00 salt truck charge

*If not accepted, customer shall hold contractor harmless for claims by any person or party claiming an accident or injury due to
slippery or icy conditions on any and all parking and sidewalk areas on the property.
Property Safety Checks-Ice Patrol: $35.00 Flat rate charged per day. (Any Ice Control material not included)
CEPM personnel will patrol property prior to 6:00 am on non-snow days,checking parking lots and sidewalks for any hazardous
conditions that may exist. Any hazardous conditions will be addressed and serviced immediately Any ice control materials will be
charged separately.

$150.00 per unit delivered—50 gallon barrels containing 80%sand/20%salt mixture. Operable lid and application scoop. Barrels
are typically placed near loading docks,entry/exits,garage ramps,problem and sloped areas.

2019 / 2020 Snow & Ice Management Contract Specifications
1. Contract Duration: November 1,2019 through March 31,2020 or longer if multiple year term is selected.
2. Snow removal services on parking lot areas shall commence at: 2 Ritch(s)accumulation of snow. C lJ
3. Snow removal services on sidewalk areas shall commence at: F:S,tjrich(s)accumulation of snow.
4. All parking lots and sidewalk areas will be cleared by 7:00 am..
5. During late and/or continuous snowfalls after midnight,parking lot areas and sidewalks will be made accessible with an initial
clearing by 7:00am.
6. During continuous and/or heavy daytime snowfalls,parking lot areas and sidewalks will be"opened up"throughout the day
and billed on an hourly basis.
7. De-icing services will also be performed as needed to maintain safe conditions during periods of light snowfall,ice events or
events under the plow and shovel trigger depths and billed on a hourly basis.
8. Snow accumulations will be cleared from all plowable areas curb-to-curb and stacked on appropriate or designated areas of
the parking lot. Snow will only be pushed over curbs onto turf areas when instructed by the Owner or representative.
9. If snow levels become excessive,it may be necessary to relocate or remove snow piles to provide space for parking of future
snow storage. This work will be performed on non-snow days and will be billed on an hourly basis.
10. All parking lot and sidewalk de-icing services will be performed on a hourly basis. De-icing treatment will be performed
following each snow event. During periods of heavier snow,de-icing services will be performed on an as needed basis until a
final clearing is completed to maintain safe conditions.
11. Contractor will mark curblines,islands,entry/exits,drains,catch basins and hydrants.
12. Contractor will be responsible for mechanical damage to plantings and turf areas due to snow operation if instructed not to
stack snow onto turf areas.
13. Contractor will not be responsible for mechanical damage to plantings and turf areas due to snow operation if instructed to
stack snow onto turf areas.
14. Contractor will not be responsible for any plant or turf damage due to ice control applications or from stacking snow on turf
areas.
15. Contractor will repair at our option any previously intact concrete curbs that are damaged from the snow operation. Both
parties acknowledge that surface chipping and scratching may occur from normal operation and contractor shall not be held
liable for these damages. We will repair any damage to previously patched concrete curbs at owners cost if instructed.
Damages to any asphalt curbs will not be repaired by the contractor. It is understood that asphalt curbs cannot standup to
the rigors of snow removal.
16. Contractor will not be responsible for damage to irrigation systems along sidewalks or curblines.
17. One hour minimum charge on all equipment and labor. One ton minimum on all bulk ice control material.
Portal-to-Portal charges prevail.
18. Contractor will provide qualified personnel to perform and supervise all operations.
19. All payments are due within 30 days of invoice date. A 1.5%finance charge will be added to the remaining balance for any
past due accounts. Account may be suspended if open invoices are not paid within 60 days.
20. A 30 day written notice is required by either party before termination of this contract.
