Staging Issues13 61 Lake Drive West Staging issues Fire has significant comments regarding restricting the private access drive within the site. We will not be blocking or restricting any private access within the site. 1 have adjusting our staging area to reflect an open drive lane. (See attached edits). Large mounds of dirt in between large piles of combustible building materials blocking access to the building on the only access. We will be backfilling the building before any lumber arrives once the precast is set. Also, with the price of lumber, we will not be piling lumber much at all in site to avoid any theft, damage, etc. So, no piles of dirt will be combined with wood. Strict adherence to fire apparatus access lanes will be critical throughout the construction process. Contractors will need to adhere to parking areas and only temporary blockage of the front side of the construction site. CBS will follow parking rules/regulations around the site. See #1 for note that we will not be blocking any access lanes. The developer has shown restricting access to two existing parking areas without providing approval of the Association. The "proposed staging area material storage area/soil stockpile area" spans over a private street and will require approval from all stakeholders of the cross access agreement. We are taking previous advice and are looking to park in the 8145 and 8160 Upland Circle areas, so no private streets will be blocked for parking or staging. The parking lot on the parcel is for the HOA community recreation building directly to the south. Approval of the Association will need to be provided by the developer in order to secure use of this lot area. Is there enough parking available in the lot to the south or the east to facilitate eliminating this lot during construction? We have discussed the parking lot with the recreation manager and we also will only be using areas within our construction limits as seen on the attached plans. It was thought the developer will need a temporary access off of Lake Dr to avoid damaging and/or temporarily blocking the existing entrances. The developer may need a temporary loading and unloading lane for trucks in Lake Dr for materials deliveries, but it doesn't appear they are requesting it or acknowledging the need. Hence, `No Parking' will be enforced along Lake Dr E. We will be needing a temporary loading/unloading lane. Can we apply for that via a permit? The developer's proposed on -site parking will create a sight distance problem for drivers using western entrance. We will be moving our parking to the 8145 and 8160 upland circle areas as previously mentioned instead of parking areas shown on past plans. Clarify how the 284 SF on -site parking area will be accessed, there are concerns regarding the proximity to the storm pond and compaction and ingress/egress cannot be had to the parking area directly from Lake Drive West. We will no longer be using that area. Recommend the developer consider attempting to secure use of the following space for their use regarding construction parking and possibly storage: 8145 and 8160 Upland Circle. We are working with business owner to come to an agreement to use their parking in that area. The issue being the condition of the street should be monitored for damage especially if forklifts and loaders are going back and forth. We will be filming existing parking lot conditions so condition of lots will be known before construction. Upland Circle is likely to become very busy with the businesses along it, but even in streetview there are cars parked on both sides of it. If this becomes a safety concern, we reserve the right to temporarily restrict parking to one side of the street. Another concern could be snow removal in the winter. We acknowledge that right and will comply with parking signs. This seems like a full export and subsequent import type of a site. Haul route information shall be provided to the city. We are working with the excavator subcontractor to provide haul route info. Consider if this plan should indicate any construction -related signage along Lake Dr to warn drivers of the construction.
